🏡 **Landlords, the rules have changed.**
The Renters’ Rights Act is now in force, and it’s the biggest shake-up to lettings in a generation. Here’s what that means for you:
✅ Every tenancy is now periodic. Fixed terms ended on 1 May 2026
✅ Section 21 has gone, so knowing the new possession grounds really matters
✅ Rent reviews are once a year, with two months’ notice
✅ No rent bidding, a maximum of one month’s rent in advance, and pet requests answered within 28 days
✅ Councils have tougher penalties and new powers
✅ The landlord database, new ombudsman, Decent Homes Standard and Awaab’s Law are on the way
It’s a lot to keep on top of, but you don’t have to do it alone. With 30+ years’ experience, Cole Harding is fully up to date, so you stay compliant, protected and stress-free.
