Two kitchens, bathrooms, electrics, plumbing, plastering, windows… and somehow I'm still holding a paintbrush! 😂

I love seeing a property come back to life, but let's be honest, managing a refurbishment takes time, patience and a lot of juggling.

You think you've budgeted for the refurb. Then the builder finds something you weren't expecting, the costs start creeping up, and suddenly that bargain doesn't look so brilliant.

It's why I always look beyond the purchase price. A property can have plenty of potential, but if the numbers don't leave room for surprises, things can get frightening very quickly!

The best way to avoid a refurbishment horror story? Do your homework, budget carefully and leave room for the unexpected.

You'd never guess what these peaceful Yorkshire hills were once famous for…

Welcome to Reeth, tucked away in beautiful Swaledale in the Yorkshire Dales.🏡

Today, it's all stone cottages, cosy cafés, traditional pubs and a village green that makes you want to stop for a wander.

But rewind to the 1800s, and the picture was very different. Lead mining was big business here, with hundreds of men working in the surrounding hills.

Hard to imagine when you're standing there today, isn't it?

That's what I love about Yorkshire. Every place has a story, and sometimes the most interesting bits are the ones you wouldn't expect.

My time at Aspire Academy in Leeds got me thinking about the opportunities emerging as the property market changes.

I'm working through refurbishments on my current projects and exploring a couple of new opportunities that I'm hoping to progress to the legal stage.

I'm also looking to connect with potential funding partners who want to explore property investment without taking on the day-to-day work of sourcing properties, managing builders and overseeing refurbishments.

Sometimes the most valuable part of property investing happens before you even look at a property.

This morning at Aspire Academy, we tackled the real stuff: business challenges, a changing market, where to go next and how to make money in the current climate.

What I took away? You can't keep doing things the same way and expect the same results when the market is changing.

You have to keep questioning, learning and adapting. That's how you make better decisions.

You never know it all in property. And the moment you think you do, you should probably be asking more questions.

I'm in Leeds today for Day 1 of Aspire Academy, spending the day learning, sharing ideas and catching up with fellow property investors.

It's not just about finding the next opportunity. It's about understanding what's happening in the market, questioning your current strategy and recognising when it's time to do things differently.

That's something I take seriously at Truepath Ventures. I'd rather challenge my thinking before making a decision than discover afterwards that I should have asked a better question.

The roof is done… but that's not the biggest change happening at Hawes.🏡

We're working on the structure to open up the space and create an extra room. Outside, the rotten timbers have been replaced, and a little patio is coming together.

It's easy to get excited about how a property will look when it's finished. But I get just as interested in the decisions that happen along the way.

The aim isn't to change everything. It's to make the right changes.

And when the work comes with a view across the Yorkshire Dales, I'm certainly not complaining! 🌿
