🏡 Tenant Tips: How to Keep Your Home Warm This Winter

With the colder weather setting in, now is a good time to make a few small changes to help keep your home warm and comfortable. ❄️

Here are 5 simple tips to try:

🌡️ 1. Make the most of your heating
Set your heating to a comfortable temperature and use the timer to heat your home when you need it.

🪟 2. Close curtains at night
This helps reduce heat loss through windows. Open them during the day to let natural sunlight in.

💨 3. Keep condensation under control
Use extractor fans when cooking or showering, and open windows briefly when possible to improve ventilation.

🛋️ 4. Keep radiators clear
Avoid covering radiators with clothes or placing large furniture directly in front of them, so heat can circulate around the room.

🔧 5. Report draughts or heating problems early
If you notice damaged window seals, unusual draughts or a heating issue, let us know before the problem gets worse.

💡 Remember: If you're going away during a cold spell, follow any heating guidance provided for your property to help reduce the risk of frozen pipes.

A few simple habits can make a real difference to your comfort this winter! 🏠

🕷️ Spider season has arrived… and apparently, they didn’t ask permission to move in! 😱

One minute you’re relaxing at home, the next there’s something with eight legs sprinting across the living room floor. Or worse… you spot one disappearing under the bed and suddenly that room is no longer yours. 😂

Late summer and early autumn is the time when spiders are more likely to wander indoors, particularly the males who are out searching for a mate.

If you’d prefer to keep your home a little less appealing to your eight-legged visitors, here are a few simple things you can do:

🕷️ Keep crumbs and insects under control
Spiders tend to follow their food! Regular cleaning, covered food and emptying bins can help reduce the number of other insects in your home.

🕷️ Watch the outdoor lights
A bright light beside an open window can attract plenty of flying insects, which may then attract spiders looking for dinner.

🕷️ Think about open windows. Keeping the airflow in a home is important so but eliminate the spiders and the flying insects they’re following by using the air vents in windoes - ensure the window vents are open, rather than having the window open itself.

🕷️ Don't forget the hidden corners
A quick vacuum behind furniture, under beds and around window frames can help remove webs before they become a permanent feature of the room.

🕷️ Keep plants from creating a pathway indoors
Where possible, trim back vegetation growing close to windows, doors and walls.

🕷️ And if one does make it inside...
A glass and a piece of card can be the quickest way to es**rt your unwanted guest back outside. Or, if you're anything like us, find the bravest person in the house and nominate them for the job. 😂

But et's be honest… sometimes the only realistic solution is to close the door, walk away and accept that the spider lives there now. 🕷️🏠😱

🏡 Home Decorating & Design Tips: Small Changes, Big Difference!
You don’t need to completely redecorate your home to give it a fresh new look. Sometimes, a few small changes can make a surprisingly big difference! ✨
Here are some easy ideas to try:
🛋️ Change your soft furnishings
New cushions, throws, curtains or a rug can instantly update a room and are an easy way to introduce a new colour or style.
🪴 Bring in some greenery
Houseplants can add colour, texture and warmth to a room. If you're not green-fingered, there are plenty of convincing artificial options too!
💡 Think about your lighting
Changing lampshades or adding a couple of table or floor lamps can make a room feel much warmer and more inviting.
🪞 Use mirrors to your advantage
A well-placed mirror can help reflect natural light and make a smaller room feel brighter and more spacious.
✨ And remember… less can be more!
Decluttering and rearranging the furniture can sometimes make a bigger difference than buying anything new.
If you're renting, always remember to check your tenancy agreement and speak to your landlord before making any permanent changes to the property.
What’s your favourite way to give a room a fresh new look? 👇

💨 Tenant Tip: Fresh Air Makes a Difference

Even during colder months, opening your windows for just 10-15 minutes each day can help reduce condensation, improve air quality, and prevent mould from developing.

A little fresh air goes a long way in keeping your home healthy and comfortable.

🏡 Edinburgh & Lothians Rental Market Update | September 2026

If you're a landlord or tenant in Edinburgh or the Lothians, here's what's happening in the rental market at the moment.

📈 Rental growth has slowed

The latest figures show that average private rents across the Lothian rental market have increased just 1.4% over the last year, so we're seeing a much more settled market compared with the significant rent increases we've seen over the past few years.

That doesn't mean every property is moving at the same rate, though.

One-bedroom properties have seen a 3.1% increase over the year, while flats and maisonettes have increased by around 2.7%.

So, while the overall market has slowed, there is still plenty of demand for certain types of property and in particular for homes that are well presented and realistically priced.

⚖️ What about rent controls?

Local authorities began carrying out rent assessments from April this year as part of the new Scottish housing legislation.

However, rent control areas have not been introduced in Edinburgh or the Lothians.

The Scottish Government has said that it is unlikely that any rent control areas will be designated before the end of May 2027.

👨‍👩‍👧 Another important change for landlords

Since 1 May 2026, landlords and letting agents cannot discriminate against prospective tenants because they have children or because they receive benefits.

There are also further changes coming later this year, including new duties around damp and mould from October.

For landlords, keeping up with the legislation is becoming increasingly important — and it's one of the reasons having a professional managing your property can make life much easier.

📊 What we're seeing locally

From our perspective, the market is becoming more balanced.

Tenants still have plenty of competition for good properties, but landlords need to be realistic when setting the rent. Pricing a property correctly from the start can make a big difference to how quickly it lets.

If you're a landlord in Edinburgh or the Lothians and you're wondering what your property could realistically achieve in today's market, get in touch with us for a chat.
