Landlords: does Making Tax Digital apply to you? N Clarke Accountancy Ltd - Your Friendly Accountant🏡
Making Tax Digital (MTD) for Income Tax means keeping digital records, sending quarterly updates and submitting your annual tax return through compatible software.
Here are the essentials.
WHO NEEDS TO USE IT?
Your start date depends on your combined gross income from property and self-employment, before expenses:
• Over £50,000 in 2024/25: from 6 April 2026.
• Over £30,000 in 2025/26: from 6 April 2027.
• Over £20,000 in 2026/27: from 6 April 2028.
These thresholds relate to qualifying income, not profit. Wages, pensions and dividends do not count towards them. Exemptions can apply, so check your position with HMRC or your accountant.
JOINTLY OWNED PROPERTY?
Only your share of the property income counts. If a property generates £50,000 and you receive half, your share is £25,000. Add any other qualifying property or self-employment income when checking the threshold.
WHAT SHOULD YOU DO?
Confirm your start date and HMRC registration status, choose MTD-compatible software and keep digital income and expense records up to date. Your accountant or tax agent can help with setup and submissions.
DATES TO KEEP IN YOUR DIARY
For the 2026/27 tax year, quarterly update deadlines are:
• 7 August 2026
• 7 November 2026
• 7 February 2027
• 7 May 2027
The 2026/27 annual tax return is due by 31 January 2028. Your 2025/26 Self Assessment return is still due by 31 January 2027.
HMRC will not apply penalty points for late quarterly updates in 2026/27, but all required updates must be sent before you can submit your annual return. This does not remove tax-return or payment deadlines.
