📊 PROPERTY INVESTORS: WHAT MATTERS MOST TO YOU IN YOUR NEXT DEAL?

Every investor has a different goal—and the “best” property depends on what you want it to achieve.

Which would you choose?

A) Strong monthly cash flow
B) Buying below market value
C) Adding value through refurbishment
D) Long-term capital growth potential
E) Recycling most of your money through BRR
F) A hands-off investment with management arranged

There’s no single correct answer. The important part is choosing your priority first, then assessing each opportunity against it—not changing your strategy just because a property looks cheap.

👇 Comment with your letter and target area. Howard Properties can help source and assess opportunities nationwide for UK and international investors.

🔨 A good refurbishment plan is more than a list of jobs—it is a sequence of decisions.

At Howard Properties, refurbishment project management is about keeping the work organised from scope to completion. That can include coordinating contractors, monitoring progress, tracking agreed costs and dealing with issues before they create bigger delays.

Clear specifications, realistic timelines and regular communication help keep everyone working towards the same outcome. Just as importantly, every decision should support the property’s intended use rather than adding cost without a clear purpose.

🚪 One common investor mistake? Buying with only one exit strategy.

A property may look suitable if everything goes to plan—but markets, finance options, refurbishment costs and personal circumstances can change.

Before committing, it is worth considering:
• What happens if the expected refinance is lower than planned
• Whether the property could still work as a longer-term rental
• How a slower sale would affect holding costs
• Whether another buyer or tenant type could realistically suit the property
• At what point you would pause, sell or change strategy

A backup plan does not make the original strategy weaker. It helps you understand how resilient the deal may be when conditions change.

What alternative exit do you consider before buying an investment property?

💷 A STRONG PROPERTY DEAL CAN STILL FALL APART IF THE FINANCE ISN’T READY.

Before making an offer, prepare a clear funding pack so your broker or lender can understand the opportunity quickly.

Include:

âś… Purchase price and property details
âś… Deposit and available funds
âś… Proposed refurbishment works and budget
✅ Expected rent or resale value—with supporting evidence
âś… Your intended strategy and exit plan
âś… Relevant experience, income and company information
âś… A contingency plan if costs rise or refinancing takes longer than expected

Don’t assume the cheapest advertised rate will produce the best overall result. Fees, timescales, lending criteria and flexibility can be just as important—especially for auctions, refurbishment projects and properties needing specialist finance.

Howard Properties can assist investors with property sourcing, deal analysis and introductions for suitable finance options.

🔨 Refurbishment tip: control the scope before the scope controls your budget.

During a project, it is tempting to keep adding “small” improvements. A better tap here, extra lighting there, upgraded flooring in another room—each choice may seem manageable on its own, but together they can increase cost and extend the programme.

A practical way to manage scope creep is to divide proposed work into three groups:

• Essential: safety, compliance, defects and agreed core works
• Value-adding: improvements supported by the target tenant or resale market
• Optional: upgrades that are attractive but not necessary for the strategy

When a new item appears, decide which group it belongs to, price it and record its effect on the budget and timeline before approving it.

The aim is not to choose the cheapest finish everywhere. It is to spend deliberately, with the end user and investment plan in mind.

🛠️ THREE REFURB QUOTES. THREE DIFFERENT PRICES. ARE THEY ACTUALLY PRICING THE SAME JOB?

Before choosing a contractor, make the quotes comparable.

Ask each contractor to clearly set out:

✅ Exactly what work is included—and excluded
âś… Who supplies materials and which products are allowed for
âś… Whether waste removal, making good and final decoration are included
âś… Any provisional allowances rather than fixed prices
âś… Whether VAT is included, where applicable
âś… Proposed start dates, duration and payment stages

“New bathroom” could mean very different things in each quote. Agree the detail before comparing the totals.

The cheapest headline price isn’t necessarily the lowest final cost—and the highest price isn’t proof of quality. Check relevant experience, references and the proposed scope.

Howard Properties offers refurbishment project-management support to help investors organise works, compare proposals and track progress.

🧾 A £15,000 refurbishment budget is not always a £15,000 project.

Here is an illustrative light-refurbishment breakdown—not a live property or client result:

Kitchen refresh: ÂŁ4,500
Bathroom update: ÂŁ3,000
Decoration and flooring: ÂŁ4,000
Electrical and plumbing works: ÂŁ1,500
Clearance and finishing items: ÂŁ1,000

Initial works total: ÂŁ14,000

Add a 10% contingency on the works: ÂŁ1,400

Revised working budget: ÂŁ15,400

That still excludes possible finance costs, professional fees, compliance work and holding costs while the property is empty.

The useful lesson is not the exact figures—it is separating the visible works from the full cost of delivering the project. A realistic budget should reflect the scope, the property’s condition and sensible provision for the unexpected.

Which refurbishment cost do you find investors underestimate most often?

đź’ˇ Monday property tip: decide your walk-away number before you start negotiating.

When interest in a property builds, it is easy to become attached to “winning” the deal. A pre-agreed maximum can help keep the decision tied to your strategy rather than the emotion of the moment.

Before making an offer, consider:

• The purchase price your figures can genuinely support
• Buying and finance costs
• The refurbishment budget and contingency
• A realistic rent or resale assumption
• The minimum margin you need
• What would make the deal no longer suitable

Write that maximum down—and be prepared to step away if the price moves beyond it.

Missing one deal can be disappointing. Overpaying for the wrong deal may affect the investment for much longer.

Do you set a firm walk-away number before negotiating?

🏡 Long-term property progress is built between the big milestones.

Completion day gets the attention, but sustainable investing also depends on the quieter work that follows:

• Keeping accurate records
• Maintaining the property consistently
• Reviewing income and costs
• Building reserves
• Learning from each decision
• Preparing carefully before the next purchase

A portfolio does not need to grow quickly to be moving in the right direction. Thoughtful management and steady improvement can be just as important as acquiring another property.

Focus on building strong foundations, making informed decisions and staying consistent with your own goals—not somebody else’s timeline.

What is one property habit that has helped you become a better investor?
