A few simple checks now could help prevent a much more inconvenient problem later.

🔥 Test the heating before you need it every day.
💧 Report leaks, damp patches or unusual moisture early.
🌬️ Make sure ventilation and extractor fans are being used properly.

Tenants are often the first people to spot that something isn’t quite right.

The management fee matters, but so does what you’ll actually receive for it.

Ask:
✔️ Who manages my property day to day?
✔️ How will maintenance be handled?
✔️ How are tenants referenced?
✔️ What happens after an inspection?
✔️ Who monitors compliance?
✔️ What happens if there’s a tenancy problem?

Those answers give you a much clearer picture of what “fully managed” really means.

Choosing an agent isn’t only about getting a tenant through the door. It’s about knowing your property will be properly managed once they move in.

Work out what’s actually wrong
Find the right tradesperson
Arrange access
Keep track of the job
Make sure it gets finished

It’s worth looking beyond the total rent coming in and reviewing each property separately.

Ask yourself:

✔️ Is the rent still in line with the local market?
✔️ Have maintenance costs increased?
✔️ Are void periods getting longer?
✔️ Is tenant demand still strong?
✔️ Would improvements strengthen its rental position?

The answer isn’t always to make a big change. Sometimes a rent review, a targeted improvement or simply confirming that everything is on track is enough.
