In 1999 a house on Abbey View sold for £132,500. In 2021 the same house sold for £974,000.

Street by Street, Ep.7. You voted for this one.

Twelve houses, a mid-1800s Grade II terrace stepping down the hill in Widcombe, and you can guess where the name comes from.

Semi, February 2020: £730,000
Terrace, September 2021: £974,000
Terrace, March 2024: £888,000
Terrace, April 2024: £952,467

Nothing has sold here since April 2024.

The honest bit: parking is tight, and it’s a climb home from town.

In 2006 a house on Perrymead sold for £1,550,000. Nobody has beaten it since.

Street by Street, Ep.6. You voted for this one.

Detached, March 2021: £1,250,000
Semi, April 2021: £789,000
Detached, September 2025: £900,000

One house sold for £640,000 in 2016, then £1,420,000 in 2022. More than double.

Of 65 sales here since 1996, only one was recorded with a house number. Everything else has a name.

The honest bit: this isn’t Georgian Bath. There are plenty of 60s, 70s and newer homes. If you want sash windows and ashlar, look elsewhere. If you want countryside quiet a few minutes from the city, this is it.

Since 2021, 17 homes have sold on Lyncombe Hill. 15 of them went for over £1,000,000.

It climbs south out of Widcombe: big Georgian terraces most of the way up, the city laid out behind you, a few detached houses near the top.

The big terraces have sold for between £1,150,000 and £1,850,000, both in 2022. One made £1,640,000 in 2025. The top sale, a detached house near the top, made £3,425,000 in 2024. The most recent, in February 2026, was a four bed at £1,075,000.

The bit nobody expects: a terrace here can beat a detached house. One terrace made £1,850,000 in 2022, while a detached house sold for £1,700,000 in 2024. And there is a way in under a million: a two bed at the bottom sold for £545,000 in 2021.

Honest bit: it is called Lyncombe Hill for a reason. It is a proper climb back up from town, every single day.

Q3 in Widcombe and Bathwick, in under a minute (yes, I’m singing again).

This summer v last summer: 135 homes came to market, up 15%. 83 sales agreed, against 88. A third fewer sales fell through, 21 down from 32.

New listings averaged £675,561, up 4%, while price per square foot held at £555.

Right now: 159 homes for sale, up from 141 in July, and only 23 to let, the fewest all year.

Wondering what yours is worth right now? Comment WORTH and I’ll send you the link.

Last Friday night, 2 Sussex Place, doors open to everyone.

After Wednesday’s launch, we threw the doors open to Widcombe. Neighbours, friends, clients and plenty of new faces. Thank you to everyone who came in for a drink.

Honest bit: we’re still putting names to some of the faces from that night. Come back in and say hello again, the kettle’s on! This time we promise we will remember!

None of this happens without the people in this video.

On Wednesday we opened the doors at 2 Sussex Place, and the people who got us here walked through them. Clients, collaborators, the businesses we work alongside, each telling you in their own words how they know us.

Thank you to everyone who came to the launch, and to everyone who has worked with us along the way. We’re so excited to be here, and we couldn’t have done it without you.

Pop in any time. Two minutes from Bath Spa station, and the kettle’s on.

What would you turn this vault into? 👀

Cinema? Games room? Studio? Something completely ridiculous?

This is Sydney Place - and this is just one of five vaults.

Comment “CINEMA” and we’ll send you the full property details.

Here’s my bright idea… The Widcombe & Bathwick market update, week ending 6 September.

147 properties on the market, 9 new instructions, 6 sold subject to contract. Average sold price came in at £555,825, with most activity in the £500,000 to £750,000 bracket.

Lettings stock has tightened right up: 27 properties on the market, the lowest we’ve seen all year, with the average let agreed at £1,646pcm.

Good timing if you’re a landlord thinking about your next move. Tougher out there if you’re a tenant hunting for options right now.

People say you can’t put your own stamp on a home that’s already been renovated.

But what if you don’t want to spend another year renovating? 👀

This Sydney Place apartment has a brand-new Coxley kitchen, Burlington bathroom, new flooring with damp-proofing, plenty of natural light and loads of original character.

The owners have done the hard work. You just move in.

Honest bit: yes, it’s still a lower ground floor apartment. But if you want character, space and a home in the centre of Bath for £699,995, this one is 1000% worth a look.

Comment “SHOW ME MORE” and we’ll send you the full property details in your DMs.
