A hard search, and what it taught me. A client’s mother couldn’t qualify for a main-residence lease on her own modest pension, even with her children paying the rent. A joint guarantee didn’t work, a guarantor is mostly accepted for students, and advance rent is hardly done anymore. The only solution: a Civil Code lease for a second home, with full transparency with the agency. The full story is on the blog, link in bio.

Renting in Paris?
For a main-residence lease, the law lists exactly which documents a landlord can ask for: ID, address, job, income. Never a payment to “reserve” a flat. Some leases fall outside that list, so the documents can differ. My new guide explains the rules and where newcomers get stuck. Link in bio.

Own a flat in Paris and live abroad? 🇫🇷
Your building’s yearly meeting is where the budget, the works and the rules get voted. If nobody is there for you, decisions are taken without you.
What I do for owners:
✔ I attend with your proxy and vote as you decide
✔ I explain every resolution in plain English
✔ I send you a summary and a translation of the minutes
And if you have a project (air conditioning, plants on a terrace), I’m in the room to present it.

Moving to Paris and unsure whether to hire help? Not every landlord or agent speaks English, and in my experience a single listing can draw several hundred replies. If your French is halting, you may not get a call back.
My new guide helps you choose between doing it yourself and working with a relocation agent: when each option works, what an agent cannot do, and the questions to ask before you decide.

"We are happy indeed to recommend Delphine's services." 🙏

Another wonderful move completed in Paris — apartment search, financial dossier, agent negotiations, finding the right moving partner, and sorting out electricity & internet transfers. The full relocation, handled start to finish. Grateful for clients like Normand and Mary!

"Do you have a French guarantor?" 🔑

The question that stops so many expats in their Paris apartment search.

The good news: today, paid guarantee companies have changed the game. Thanks to them, I've been able to get many of my clients' files accepted, and many agencies now actually require them.

My real nemesis? Rent default insurance (GLI) 😅 Its strict criteria shut many newly arrived expats out of a large part of the market.

Back-to-school in Paris — style included. Reality included too: patience, persistence, and a few plot twists.

This summer I finally took a real break, away from my Parisian hunting ground. September welcomed me back with four cases on my desk, three of them properly complicated: foreign income agencies won't touch, a search zone locked in by an already-booked daycare spot, files turned down despite a solid guarantor.

Almost every time, we find it anyway. That's the whole point of what I do: home search, settling in, everyday life, discovering Paris — start to finish.

Know someone moving to Paris, or hunting for their own hidden gem? Send them my way.
