The Costa del Sol has had another busy year, and buyers are well informed. They’ve done their research online long before they book a viewing, and they know a well-presented, fairly priced home when they see one. Yesterday I had the pleasure of speaking with the guys from Seeking Paradise Bugs, discussing what the market has been like in 2026.
It doesn't matter what size the property is- be it a studio or a five-bedroom villa- the rules are the same: preparation is everything. Here’s what I tell every seller I work with:
✨ Stage it properly. It doesn’t have to cost a lot. Think about furniture placement so rooms feel open and flow naturally.
📦 Declutter. Less really is more. Clear surfaces and tidy cupboards make a home feel bigger.
🖼️ Depersonalise. Family photos and personal collections can wait in a box for a while. Buyers need to picture THEIR life in the space.
🪟 Clean windows, balconies and terraces (and obviously the inside too!) In the Costa del Sol, the outdoor space and the view are often what sells a property. Make them sparkle, and give the outdoor furniture some attention too.
📑 Get your paperwork in order. Make sure everything is in place and correct from day one, so when the right buyer comes along, nothing slows the move to completion.
Above all, PRICE IT RIGHT! This is the big one. Overprice your home, and it will sit on the market; the longer it sits, the harder it becomes to sell. Price it correctly from the start and you’ll achieve the best possible price, and a much quicker sale.
After all, I don't make a recommendation on a price to suit myself because my reputation is far too important to me. I too want you to achieve success with the best price, but I do know the market, so if I recommend a price, there is experience and statistics to back it up.
If you’re considering selling and would like an honest valuation and advice on getting your home ready, I’d love to help.
