🎨🏡 WOULD YOU LIVE IN AN APARTMENT BUILDING COVERED IN A GIANT PAINTING?

Before you answer…

HAVE YOU SEEN WHAT THEY'VE DONE IN ESTEPONA?

😂

There's something rather special about a town that decides ordinary residential buildings deserve a little more personality.

And Estepona has certainly embraced the idea.

Walk through different neighbourhoods and you'll discover enormous works of art painted directly onto the façades of apartment buildings.

Some are colourful.

Some are dramatic.

Some are wonderfully imaginative.

And others are so large that you need to stand on the opposite side of the street just to appreciate them properly.

WELCOME TO ESTEPONA'S OPEN-AIR ART GALLERY.

BUT HERE'S WHAT MAKES IT INTERESTING.

These aren't simply paintings hanging in a museum.

They're part of the town itself.

People live behind those walls.

They go to work.

Take the children to school.

Walk the dog.

Hang out the washing.

And carry on with completely ordinary everyday life.

All while an enormous piece of artwork decorates the side of their apartment building.

Imagine explaining where you live.

“IT'S THE BUILDING WITH THE MASSIVE PAINTING ON IT.”

Rather convenient, really.

No need to explain which entrance.

No need to describe the colour of the building.

And your visitors are considerably less likely to get lost.

😂

ESTEPONA'S MURAL ROUTE

The town has developed an impressive collection of outdoor murals, created by Spanish and international artists.

The paintings appear in different neighbourhoods, transforming otherwise ordinary walls into distinctive works of public art.

Some occupy several storeys.

Others use clever perspectives and unusual visual effects.

One particularly interesting example is Día de Pesca, by artist José Fernández Ríos.

The artwork extends across several building façades and is designed to be appreciated from a particular viewing position.

It's a fascinating example of how ordinary residential architecture can become part of a much larger artistic composition.

And unlike a traditional art gallery, you don't need to buy a ticket simply to admire these outdoor paintings.

You can discover them while exploring the town.

BUT THERE'S A BIGGER POINT HERE.

When people think about choosing a home on the Costa del Sol, they often concentrate on the property itself.

The bedrooms.

The bathrooms.

The terrace.

The views.

The swimming pool.

And, naturally, somewhere to park the car.

All perfectly sensible.

But we think there's something else worth considering.

DOES THE NEIGHBOURHOOD HAVE CHARACTER?

Because when you're living somewhere permanently, the surroundings become part of your everyday experience.

Perhaps it's an interesting old building.

A little square with a neighbourhood café.

A beautiful garden.

A colourful street.

Or an enormous painting that makes you smile every time you walk past it.

These things don't necessarily increase the number of bedrooms or make the kitchen any larger.

But they can contribute to what makes a place enjoyable.

AND THAT'S ONE OF THE THINGS WE LIKE ABOUT ESTEPONA.

There's an interesting mixture of traditional Andalusian character and contemporary public art.

You can enjoy the whitewashed streets and flower-filled corners of the old town.

Then wander into a more ordinary residential neighbourhood and discover a remarkable mural covering the side of an apartment building.

It encourages you to explore places you might otherwise walk straight past.

And perhaps that's the cleverest thing about the whole idea.

IT MAKES ORDINARY STREETS WORTH LOOKING AT.

NOW, THERE'S SOMETHING WE'D LOVE TO KNOW.

Imagine you're choosing between two equally attractive apartments.

Both have the same number of bedrooms.

Both are in good locations.

Both are similarly priced.

APARTMENT A

🏡 Traditional Mediterranean building.

🌸 Attractive surroundings.

🎨 Conventional exterior appearance.

APARTMENT B

🏢 Ordinary residential apartment building.

🎨 A magnificent contemporary mural covering one exterior wall.

👀 A genuinely distinctive neighbourhood landmark.

WHICH WOULD YOU CHOOSE?

Some people love contemporary street art.

Others prefer traditional architecture.

And some people might simply appreciate being able to tell visitors:

“YOU CAN'T MISS OUR BUILDING. IT'S THE ONE WITH THE ENORMOUS FISH.”

😂

HERE'S TODAY'S QUESTION.

DOES PUBLIC ART MAKE A NEIGHBOURHOOD MORE ATTRACTIVE TO LIVE IN?

Or do you prefer streets and buildings to retain a more traditional appearance?

And for those of you who know Estepona…

WHICH IS YOUR FAVOURITE MURAL?

Have you discovered one in an unexpected location?

Perhaps there's one you pass regularly without even thinking about it anymore.

👇 LET'S HEAR YOUR OPINIONS!

🎨 I LOVE IT — MORE STREET ART, PLEASE!

🏡 I PREFER TRADITIONAL ANDALUSIAN ARCHITECTURE!

☀️ SPAIN'S CLOCKS WENT BACK THIS MORNING.

SO WE ALL GOT AN EXTRA HOUR IN BED.

Wonderful!

Although if you've lived on the Costa del Sol for a while, you'll know there's another seasonal change worth thinking about.

WHAT HAPPENS TO THE SUNSHINE ON YOUR TERRACE?

😂

Imagine you've found a beautiful apartment in La Cala de Mijas.

Lovely development.

Attractive gardens.

Good-sized terrace.

And when you viewed it in July, the terrace was absolutely flooded with sunshine.

You could hardly sit outside without a parasol.

“PERFECT!”

You thought.

“JUST IMAGINE SITTING HERE ALL WINTER!”

And perhaps you will.

But perhaps there's something you haven't considered.

THE WINTER SUN DOESN'T BEHAVE QUITE LIKE THE SUMMER SUN.

As we move towards winter, the sun follows a lower path across the sky.

That means buildings, balconies, roofs and surrounding hills can cast much longer shadows.

A terrace that enjoys plenty of direct sunlight in July might receive considerably less in December.

And in some cases, neighbouring architecture can block direct sunlight during much of the winter day.

This isn't necessarily a problem.

It depends entirely on what you want from your home.

But it's something worth understanding before you buy or rent.

LET'S TALK ABOUT SOUTH-FACING TERRACES.

You'll frequently see property advertisements mentioning:

“SOUTH-FACING TERRACE.”

And understandably so.

A southerly orientation can be very attractive for people who want to enjoy sunshine during the cooler months.

But here's something important.

SOUTH-FACING DOESN'T AUTOMATICALLY MEAN SUNNY ALL DAY.

Imagine two apartments.

Both have south-facing terraces.

Both are in attractive residential developments.

Both appear equally appealing in the photographs.

But there's a difference.

APARTMENT NUMBER ONE

Its terrace has a relatively open outlook, with no nearby buildings obstructing the lower winter sun.

It may receive lovely direct sunshine during much of a clear winter day.

APARTMENT NUMBER TWO

Its terrace is partly covered by a deep balcony above.

There's also a taller neighbouring building relatively close to the southern side.

In summer, when the sun is higher, the terrace might receive plenty of direct sunlight.

But in winter, the lower sun may be blocked for much longer.

SAME ORIENTATION. VERY DIFFERENT EXPERIENCE.

AND HERE'S SOMETHING ELSE.

Not everybody actually wants sunshine all day.

If you work from home, perhaps you enjoy having a sunny terrace in the morning and a little shade during the afternoon.

If you have young children, you might prefer somewhere with sheltered outdoor space.

If you're retiring to Spain, perhaps your dream is sitting outside with a coffee and a newspaper on a beautiful sunny January morning.

And if you've lived through several Augusts on the Costa del Sol…

YOU MAY HAVE DEVELOPED A RATHER HEALTHY RESPECT FOR SHADE.

😂

SO WHAT SHOULD YOU CHECK WHEN VIEWING A PROPERTY?

1. ASK ABOUT WINTER SUNSHINE. ☀️

Don't simply ask whether the terrace faces south, east or west.

Ask how much direct sunlight it actually receives during the cooler months.

2. LOOK AT THE SURROUNDING BUILDINGS. 🏡

Are there taller buildings nearby?

Could balconies, walls or neighbouring roofs block the sun?

3. CONSIDER THE TIME OF DAY. 🕒

A morning-sun terrace may suit somebody who enjoys breakfast outside.

An afternoon-sun terrace might be better for someone who spends mornings working and wants to relax outdoors later.

4. THINK ABOUT THE SUMMER TOO. 🌡️

A terrace that receives direct sunlight for much of the winter can also become extremely hot during summer.

Shading, awnings and the overall design of the property can make a considerable difference to comfort.

5. IF POSSIBLE, VIEW AT DIFFERENT TIMES. 🔍

A property can look surprisingly different at 10 am compared with 4 pm.

If winter sunlight is especially important to you, ask for photographs taken during winter or arrange an appropriate viewing.

A professional assessment of the sun's path and surrounding obstructions can also be useful.

AND HERE'S WHERE THE HUMOUR COMES IN.

There's a familiar little ritual among people who live in apartments with limited winter sunshine.

You wake up.

Make a coffee.

Step outside.

Look for the sun.

And discover that the only sunny part of the terrace is a tiny triangle beside the flowerpots.

So you move your chair.

Five minutes later, the sun has moved.

You move the chair again.

Eventually, you're sitting at a rather unusual angle, with one foot in the flowerbed and your coffee balanced on the windowsill.

BUT AT LEAST YOU'RE IN THE SUNSHINE.

😂

And, of course, this is one of the reasons people love living on the Costa del Sol.

Even during the cooler months, there can be wonderful opportunities to enjoy the outdoors.

It's simply worth making sure the property you choose suits the way you want to live.

NOW LET'S HAVE A LITTLE SUNDAY DEBATE.

Imagine you're choosing between two equally attractive apartments.

Both have lovely terraces.

Both are in excellent locations.

Both cost the same.

PROPERTY A — THE SUN LOVER'S DREAM

☀️ Plenty of direct winter sunshine.

🌡️ Potentially very warm during summer.

🏡 A lovely bright terrace.

PROPERTY B — THE SHADED RETREAT

🌤️ More sheltered outdoor space.

☕ Comfortable shade during hot summer afternoons.

🏡 Less direct winter sunshine.

WHICH WOULD YOU CHOOSE?

And here's an even better question for those of you already living on the Costa del Sol.

DO YOU HAVE A SUNNY TERRACE IN WINTER?

Or are you one of those people who spends December moving a chair around trying to catch the last fifteen minutes of sunshine?

😂

👇 WE'D LOVE TO HEAR YOUR EXPERIENCES!

☀️ SUNSHINE ALL DAY — ABSOLUTELY!

🌤️ MORNING SUN IS PERFECT FOR ME!

🌅 I PREFER AFTERNOON SUN!

😂 I SPEND HALF THE WINTER CHASING THE SUN AROUND MY TERRACE!

And if you're considering buying or renting a property, remember:

THE BEST TERRACE ISN'T NECESSARILY THE ONE WITH THE MOST SUNSHINE.

IT'S THE ONE THAT SUITS HOW YOU ACTUALLY WANT TO LIVE.

24/10/2026

🛍️ THERE'S A PARTICULARLY DANGEROUS SENTENCE YOU CAN SAY ON A SATURDAY MORNING IN MARBELLA.

“SHALL WE JUST HAVE A LITTLE LOOK AROUND THE MARKET?”

😂

It sounds harmless enough.

It's Saturday.

You've finished breakfast.

The weather's lovely.

And you fancy getting out of the house for a couple of hours.

Perhaps a wander around the market at Centro Plaza in Nueva Andalucía.

Maybe a coffee afterwards.

Nothing particularly exciting.

AND YOU'RE DEFINITELY NOT BUYING ANYTHING.

At least, that's the plan.

THEN SOMETHING CATCHES YOUR EYE.

Perhaps it's an unusual piece of pottery.

A beautiful old picture.

An interesting lamp.

Or a rather magnificent mirror with an elaborate gold frame.

You stop.

Have a closer look.

Ask the price.

And immediately begin the dangerous process of convincing yourself that you absolutely need it.

“THAT WOULD LOOK LOVELY IN THE HALLWAY.”

Your partner raises an eyebrow.

“Which hallway?”

“The one at home.”

“We already have a mirror.”

“Yes, but not one like THIS.”

😂

AND THEN COMES THE NEGOTIATION.

You ask whether the price is flexible.

The seller makes an offer.

You consider it.

Perhaps you negotiate a little.

And eventually, you're delighted.

You've secured what you believe is the bargain of the century.

A beautiful mirror.

A wonderful price.

An excellent addition to your home.

There's just one small problem.

YOU CAME IN A VERY SMALL CAR.

😂

THE NEXT TWENTY MINUTES ARE ENTERTAINING.

First, you try putting the back seats down.

Then you move the front passenger seat forward.

Then you try a different angle.

Then you discover that the mirror is approximately twelve centimetres wider than the available space.

Your partner suggests returning it.

Absolutely not.

IT WAS A BARGAIN.

Eventually, you're standing beside the car, discussing the possibility of borrowing a van.

All because you went out for a coffee.

😂

BUT THERE'S SOMETHING WE REALLY ENJOY ABOUT SATURDAY MORNINGS ON THE COSTA DEL SOL.

It's these little everyday experiences that make living here interesting.

The Saturday market around Centro Plaza in Nueva Andalucía is one of those places where you can spend a pleasant morning browsing stalls, discovering unusual things and enjoying the atmosphere.

The market is normally held on Saturdays between 9:30 am and 2:30 pm.

You might go looking for something specific.

Or you might simply enjoy wandering around.

And sometimes, the things you discover are completely unexpected.

THERE'S ALSO A BIG DIFFERENCE BETWEEN VISITING THE COSTA DEL SOL AND ACTUALLY LIVING HERE.

When you're on holiday, you naturally concentrate on the attractions.

The beaches.

The restaurants.

The beautiful scenery.

The swimming pools.

And perhaps the occasional glass of w**e overlooking the Mediterranean.

All wonderful.

But when you live here permanently, your enjoyment of the area often comes from much simpler things.

A favourite Saturday market.

A local café where you know the staff.

An interesting little shop.

A familiar face.

Or discovering something unusual that makes you smile.

These experiences don't necessarily appear in property advertisements.

But they can make a real difference to how much you enjoy living somewhere.

AND THAT'S SOMETHING WORTH THINKING ABOUT WHEN CHOOSING A HOME.

It's easy to concentrate entirely on the property itself.

How many bedrooms?

How large is the terrace?

Is there a swimming pool?

Does it have a garage?

Of course, these things matter.

But it's also worth asking:

WHAT WILL MY WEEKENDS LOOK LIKE IF I LIVE HERE?

Are there interesting places nearby?

Can I enjoy local markets and cafés?

Are there neighbourhoods I can explore?

Does the area have a sense of community?

Because buying or renting a home isn't simply about choosing four walls and a roof.

It's also about choosing the everyday life that comes with them.

NOW, BACK TO THAT MIRROR.

After considerable discussion, you've finally arranged to get it home.

You carry it carefully inside.

Position it against the wall.

Step back.

And admire your purchase.

It looks wonderful.

Absolutely perfect.

Until your partner says:

“ISN'T THAT THE WALL WHERE WE WERE GOING TO PUT THE BOOKCASE?”

😂

And so begins another conversation.

NOW WE WANT TO HEAR YOUR STORIES!

Have you ever visited a market on the Costa del Sol and come home with something completely unexpected?

Perhaps you found a genuine bargain.

Maybe you discovered a beautiful antique.

Or perhaps you bought something that looked wonderful at the market but considerably less impressive once you got it home.

WE'VE ALL BEEN THERE.

👇 TELL US…

🛍️ WHAT'S YOUR BEST EVER MARKET BARGAIN?

😂 WHAT'S THE MOST RIDICULOUS THING YOU'VE BOUGHT?

☕ DO YOU GO TO THE MARKET TO SHOP OR JUST FOR THE ATMOSPHERE?

🏡 AND HAVE YOU EVER BOUGHT SOMETHING THAT WOULDN'T FIT IN YOUR CAR?

We'd love to hear your stories.

And if you're heading to the Saturday market today…

PERHAPS TAKE A TAPE MEASURE.

😂

23/10/2026

🏊‍♂️☀️ THERE'S SOMETHING RATHER AMUSING ABOUT LIVING ON THE COSTA DEL SOL IN OCTOBER.

THE SUN IS SHINING.

THE SKY IS BLUE.

THE SWIMMING POOL LOOKS WONDERFUL.

BUT YOU'RE NOT ALLOWED IN IT.

😂

Welcome to one of those little contradictions of life in a Spanish residential community.

Imagine you've recently moved into a lovely apartment in Costalita, on the New Golden Mile.

Beautiful gardens.

Lovely terrace.

Peaceful surroundings.

And a magnificent communal swimming pool.

You've been looking forward to using it.

Then one beautiful October morning, you decide it's time for a swim.

You get changed.

Find your towel.

Put on your sunglasses.

And head downstairs.

Only to discover that the swimming pool is closed for the season.

BUT IT'S STILL BEAUTIFUL WEATHER!

Apparently, that isn't part of the calculation.

😂

SO WHY DO SOME COMMUNAL SWIMMING POOLS CLOSE?

If you've lived in a Spanish residential community, you'll probably be familiar with seasonal pool opening arrangements.

Some communities operate their pools primarily during the warmer months.

Others extend the season.

And certain developments offer year-round facilities.

There are several practical considerations.

1. MAINTENANCE AND RUNNING COSTS

Swimming pools require regular maintenance, water treatment, cleaning and ongoing management.

Keeping a pool operational throughout the year involves costs, even when relatively few residents are using it.

2. COMMUNITY DECISIONS

The owners' community may establish opening arrangements, subject to applicable regulations.

Different developments can have very different policies.

3. SAFETY AND OPERATING REQUIREMENTS

Depending on the pool and the applicable rules, there may be supervision, safety or operational requirements that affect when it can open.

4. THE NUMBER OF PEOPLE ACTUALLY USING IT

Some developments have many permanent residents.

Others contain a mixture of permanent homes, second residences and holiday properties.

The community's arrangements may reflect how its facilities are used.

BUT HERE'S WHERE IT GETS INTERESTING.

Imagine you're considering buying or renting an apartment on the Costa del Sol.

You visit the development in July.

The gardens look wonderful.

The swimming pool is sparkling.

People are relaxing on sun loungers.

Children are enjoying themselves.

Everything looks perfect.

You think:

“WHAT A WONDERFUL PLACE TO LIVE!”

And it may well be.

But if you're planning to live there permanently, there's an important question worth asking.

HOW MUCH OF THE YEAR CAN YOU ACTUALLY USE THE FACILITIES?

Because the swimming pool you admired during your summer viewing might operate on a seasonal schedule.

That doesn't make it a bad property.

It simply means you should understand what you're buying or renting.

HERE ARE FIVE QUESTIONS WORTH ASKING.

🏊 WHEN DOES THE POOL OPEN AND CLOSE?

Don't assume that all communities follow the same dates.

📅 IS YEAR-ROUND ACCESS AVAILABLE?

Some pools remain open throughout the year, while others don't.

⏰ ARE THERE SPECIFIC OPENING HOURS?

Even during the swimming season, access may be restricted to certain times.

🌡️ IS THE POOL HEATED?

A pool being open throughout the year doesn't necessarily mean the water will be a comfortable temperature.

📋 WHAT DO THE COMMUNITY RULES SAY?

It's worth understanding the arrangements before committing to a property.

AND HERE'S ANOTHER INTERESTING QUESTION.

HOW IMPORTANT IS A SWIMMING POOL WHEN CHOOSING A HOME?

We sometimes find that buyers and tenants are very enthusiastic about communal swimming pools during property viewings.

Understandably so.

They look beautiful.

They add to the atmosphere of a residential development.

And they're wonderful when you actually use them.

But there's a difference between liking the idea of having a swimming pool and genuinely using one.

Some residents swim regularly.

Others use the pool occasionally when family visits.

And some people live in beautiful developments for years without ever getting into the water.

THEY JUST LIKE LOOKING AT IT.

Which is perfectly reasonable.

Although it does make you wonder whether the pool is actually a very expensive ornamental feature.

😂

SO HERE'S TODAY'S COSTA DEL SOL DEBATE.

Imagine you're choosing between two equally attractive apartments.

APARTMENT A

🏊 Beautiful communal swimming pool.

🌴 Lovely landscaped gardens.

☀️ Seasonal pool opening.

🏡 Attractive residential surroundings.

APARTMENT B

🏊 Smaller communal swimming pool.

📅 Open throughout the year.

🌡️ Not necessarily heated.

🏡 Equally attractive apartment and location.

Both apartments cost the same.

WHICH WOULD YOU CHOOSE?

And here's another question for people who already live on the Costa del Sol.

HOW OFTEN DO YOU ACTUALLY USE YOUR COMMUNAL SWIMMING POOL?

Every day?

A few times each summer?

Only when the grandchildren visit?

Or have you lived in your development for ten years and never once put a toe in the water?

😂

👇 WE'D LOVE TO HEAR YOUR EXPERIENCES.

☀️ IF THE SUN'S OUT, THE POOL SHOULD BE OPEN!

🏊 I'M HAPPY WITH A SUMMER-ONLY POOL!

🌊 I PREFER SWIMMING IN THE SEA!

😂 I JUST LIKE HAVING A NICE POOL TO LOOK AT!

And for owners living in residential communities: do you think keeping communal swimming pools open for longer is worth the additional running costs?

Let's hear both sides.

Because sometimes life on the Costa del Sol is wonderfully complicated.

ESPECIALLY WHEN SUMMER HAS OFFICIALLY ENDED BUT THE SUN HASN'T RECEIVED THE MEMO.

😂

🏡 THERE'S ONE QUESTION WE THINK MORE PROPERTY BUYERS SHOULD ASK ON THE COSTA DEL SOL.“WHO OWNS THAT EMPTY PLOT NEXT DOOR...
22/10/2026

🏡 THERE'S ONE QUESTION WE THINK MORE PROPERTY BUYERS SHOULD ASK ON THE COSTA DEL SOL.

“WHO OWNS THAT EMPTY PLOT NEXT DOOR?”

Because sometimes the most important thing about a property isn't actually part of the property.

It's what's sitting immediately beside it.

Imagine you're viewing a lovely apartment around Río Real in East Marbella.

The property is attractive.

The terrace is a good size.

The neighbourhood is peaceful.

And from the living room, you have a wonderful outlook across a beautiful piece of undeveloped land.

A few mature olive trees.

Some Mediterranean vegetation.

Perhaps a lovely glimpse of the surrounding hills.

Everything feels wonderfully open.

You can already picture yourself enjoying breakfast on the terrace.

Then somebody makes a rather innocent observation.

“IT'S NICE THAT THEY'VE LEFT THAT LAND EMPTY.”

And that's when an important question should enter the conversation.

HAVE THEY LEFT IT EMPTY… OR HAS NOBODY BUILT ON IT YET?

😂

AN EMPTY PLOT ISN'T NECESSARILY PROTECTED LAND.

This is something worth understanding when buying property in Spain.

Just because a neighbouring parcel has remained undeveloped for many years doesn't automatically mean it must remain that way.

There could be several explanations.

Perhaps the land is protected.

Perhaps planning restrictions limit what can be constructed.

Perhaps the owner has simply never developed it.

Or perhaps development could be permitted in the future, subject to the applicable planning rules and approvals.

The important thing is not to make assumptions.

WHY DOES THIS MATTER?

Because the surroundings can be an important part of what makes a property attractive.

Imagine you've fallen in love with a particular apartment because of its wonderful open outlook.

Now imagine discovering several years later that a new building could lawfully be constructed on the neighbouring plot.

Depending on its location, height and design, it might affect:

🌳 YOUR OUTLOOK

The open view that originally attracted you to the property.

☀️ NATURAL LIGHT

Particularly if a neighbouring building would stand close to your windows or terrace.

🏡 PRIVACY

A previously secluded terrace could potentially become overlooked.

🔊 NOISE AND DISTURBANCE

Construction activity can be inconvenient while works are underway.

And, of course, the eventual development could change the character of the immediate surroundings.

That doesn't automatically mean it would be a bad development.

It simply means the situation deserves proper investigation.

SO WHAT SHOULD YOU CHECK BEFORE BUYING?

1. FIND OUT WHAT THE LAND IS DESIGNATED FOR.

The relevant town hall's planning information is an important starting point.

Different parcels of land can be subject to very different planning classifications and restrictions.

2. DON'T RELY ON APPEARANCES.

An empty plot surrounded by established homes might look as though it has always been part of the neighbourhood's green space.

But appearances alone don't establish its planning status.

3. ASK ABOUT APPROVED DEVELOPMENT PLANS.

Where appropriate, investigate whether any relevant permissions or planning procedures exist.

Bear in mind that planning circumstances can change, so no single check necessarily guarantees that the surroundings will remain identical forever.

4. GET APPROPRIATE PROFESSIONAL ADVICE.

A Spanish property lawyer or qualified planning professional can help investigate the relevant records and explain what they mean.

5. THINK ABOUT HOW IMPORTANT THE VIEW REALLY IS TO YOU.

Would you still love the apartment if the neighbouring outlook changed?

If the answer is yes, perhaps the uncertainty matters less.

But if the entire attraction of the property is that uninterrupted open space, it's particularly important to understand the position.

AND WHAT ABOUT LONG-TERM RENTALS?

This isn't only a consideration for people buying property.

If you're looking for somewhere to rent permanently on the Costa del Sol, it's also worth paying attention to the surrounding land and buildings.

You might be planning to work from home.

Perhaps you're retiring and looking for a peaceful environment.

Or you may simply want somewhere quiet to enjoy your terrace.

It's sensible to ask whether any nearby building works are known or anticipated.

That doesn't mean every empty plot should make you suspicious.

It simply means understanding your surroundings is part of choosing the right home.

HERE'S THE PART WE FIND INTERESTING.

People will often spend an extraordinary amount of time examining the inside of a property.

They'll check the kitchen cupboards.

Open the wardrobes.

Measure the bedrooms.

Inspect the bathrooms.

And ask whether the furniture is included.

All perfectly sensible.

But then they'll step onto the terrace, admire a beautiful empty plot next door and say:

“OH, ISN'T IT LOVELY THAT NOBODY CAN BUILD THERE?”

Without actually knowing whether that's true.

😂

Sometimes the most useful question during a viewing isn't:

“HOW BIG IS THE TERRACE?”

It's:

“WHAT COULD HAPPEN ON THE OTHER SIDE OF IT?”

NOW LET'S HAVE A PROPERTY DEBATE.

Imagine you're considering two apartments.

APARTMENT A

🌳 Wonderful open outlook across undeveloped land.

☀️ Beautiful natural light.

👀 No neighbouring building directly opposite.

❓ But the future development potential of the land hasn't yet been established.

APARTMENT B

🏘️ Looks towards an established neighbouring residential building.

🏡 Less dramatic outlook.

☀️ Still attractive and comfortable.

📋 The existing surroundings are easier to assess, although future changes can never be completely ruled out.

Both apartments are equally attractive inside.

Both cost the same.

WHICH WOULD YOU PREFER?

And here's an even more interesting question.

HAVE YOU EVER BOUGHT OR RENTED A PROPERTY, ONLY TO DISCOVER SOMETHING UNEXPECTED WAS GOING TO BE BUILT NEARBY?

Perhaps it worked out beautifully.

Perhaps it caused problems.

Or perhaps you were simply relieved you'd asked the right questions beforehand.

👇 WE'D LOVE TO HEAR YOUR EXPERIENCES.

🌳 I'D TAKE THE OPEN VIEW!

🏘️ I'D PREFER TO KNOW WHAT'S ALREADY THERE!

🔍 I'D CHECK THE PLANNING FIRST!

😂 I'D PROBABLY BE TOO BUSY LOOKING AT THE KITCHEN!

Sometimes the most important property questions are the ones nobody thinks to ask.

🥖 THE BEST THING ABOUT LIVING ON THE COSTA DEL SOL MIGHT NOT BE THE SEA VIEW.It might be the fact that you can walk arou...
20/10/2026

🥖 THE BEST THING ABOUT LIVING ON THE COSTA DEL SOL MIGHT NOT BE THE SEA VIEW.

It might be the fact that you can walk around the corner and buy a fresh loaf of bread.

And somehow spend twenty minutes doing it.

😂

When people first start looking for property on the Costa del Sol, the wish list often sounds rather familiar.

Sea views.

Swimming pool.

South-facing terrace.

Close to the beach.

Beautiful kitchen.

And, naturally, somewhere to park the car.

All perfectly reasonable.

But there's something we think deserves a little more attention when choosing somewhere to live permanently.

WHAT'S THE NEIGHBOURHOOD ACTUALLY LIKE ON AN ORDINARY TUESDAY?

Not during the summer holidays.

Not on a particularly beautiful Sunday afternoon.

Not when you're viewing a property and everything looks wonderful.

We mean an ordinary Tuesday morning in October.

Where do people go for coffee?

Can you walk to the shops?

Do you see familiar faces?

Is there somewhere to buy fresh bread without taking the car?

And does the neighbourhood feel like somewhere you'd genuinely enjoy living?

TAKE MANILVA PUEBLO, FOR EXAMPLE.

Away from the coastal developments, the traditional village offers a different experience of Costa del Sol life.

Whitewashed streets.

Local cafés.

Traditional architecture.

Everyday Spanish village routines.

It's the sort of setting where a simple morning errand can become part of your social life.

You leave home intending to buy a loaf of bread.

You bump into somebody you know.

They ask how you're getting on.

You discuss the weather.

Somebody else joins the conversation.

And before you know it, you've spent twenty minutes discussing something that probably could have been settled in thirty seconds.

AND YOU STILL HAVEN'T BOUGHT THE BREAD.

😂

Of course, village living isn't for everyone.

Some people prefer the convenience of a modern apartment development.

Others love being close to the beach.

Some want a quiet villa with plenty of privacy.

And there are people who simply couldn't imagine living anywhere without a golf course nearby.

That's the beauty of the Costa del Sol.

There are so many different ways to live here.

BUT HERE'S AN INTERESTING THOUGHT.

When you're buying or renting a home, it's easy to concentrate on the property itself.

The bedrooms.

The bathrooms.

The terrace.

The kitchen.

The condition of the building.

All important.

But if you're planning to live there for several years, the surroundings will become part of your everyday routine.

And sometimes the things that make life enjoyable aren't particularly glamorous.

A GOOD LOCAL CAFÉ. ☕

Somewhere the staff eventually recognise you.

A BAKERY WITHIN WALKING DISTANCE. 🥖

Especially when you discover you've forgotten to buy bread for lunch.

A NEIGHBOURHOOD THAT FEELS ALIVE. 👋

Not necessarily busy, but somewhere with a genuine sense of community.

THE ABILITY TO LEAVE THE CAR AT HOME. 🚶

Even if it's only for a few ordinary errands.

And perhaps most importantly…

A PLACE THAT FEELS LIKE HOME. ❤️

OUR SUGGESTION WHEN VIEWING PROPERTY?

Spend some time exploring the surrounding neighbourhood.

Not just the property.

If possible, visit at different times of day.

Walk around.

Have a coffee.

See what's nearby.

Think about the practical things you'll need regularly.

A beautiful home is wonderful.

But a beautiful home in a neighbourhood that suits your everyday life is even better.

And sometimes that means discovering that the little village you hadn't originally considered is actually somewhere you'd love to live.

NOW LET'S HAVE A PROPER COSTA DEL SOL DEBATE.

Imagine you're choosing between two equally attractive homes.

PROPERTY A — THE COASTAL APARTMENT

🌊 Lovely sea view.

🏊 Beautiful communal swimming pool.

🚗 A short drive to most everyday shops.

PROPERTY B — THE VILLAGE HOME

🥖 Fresh bread around the corner.

☕ Local cafés within walking distance.

👋 A traditional neighbourhood atmosphere.

🚶 More everyday errands possible without the car.

SAME PRICE. SIMILAR PROPERTY SIZE.

Which would you choose?

There's no right or wrong answer.

It's simply about what matters most to you.

👇 WE'D LOVE TO HEAR YOUR OPINION.

WOULD YOU SACRIFICE A SEA VIEW TO LIVE IN A WALKABLE SPANISH VILLAGE?

And if you already live on the Costa del Sol…

What's the one little thing about your neighbourhood that makes you love living there?

It might be a café.

A favourite shop.

A walking route.

A local market.

Or perhaps the fact that your neighbour always knows exactly what time you leave the house.
