🏡 THINKING OF RENTING OUT YOUR SPANISH PROPERTY IN 2027?

Now is a good time to get the paperwork sorted. If you own a property in Murcia and you're considering holiday rentals next year, one of the first things to establish is whether your property is actually eligible for a tourism licence. And that's where we can help.

At Purview Letting & Management, we assist property owners with:

✅ Checking tourism rental eligibility
✅ Applying for tourism licences (VV)
✅ Sorting out paperwork and supporting documentation
✅ Setting up guest registration and other legal requirements
✅ Preparing properties for tourism inspections
✅ Full rental management, if you'd rather leave everything to us

We can also assist with properties that don't have an active Community of Owners, where obtaining the usual community documentation has been difficult in the past.

Whether you've recently purchased a property, owned one for years or are simply considering your options, we can help you understand what's required and what your next steps should be.

📩 Thinking about renting your property in 2027? Send us a private message with your property's location and a few details. We'll help you establish what's possible and how to get started.

Got your VV/VUT number? Great.

Now comes the part a lot of owners are never properly told about.

A tourism registration number does not automatically mean the property is fully set up and compliant for actually receiving guests.

There can still be plenty to sort out behind the scenes, including SES Hospedajes, guest reporting, complaints forms and signage, insurance, property documentation, guest information and making sure the property itself is ready if Turismo inspect.

We offer a full post-registration compliance set-up, taking you through the practical requirements and getting everything properly organised.

Already sorted some of it yourself? No problem. We can also help with individual parts rather than the full package.

If you already have your VV/VUT number and want us to check what is still missing, send us a message. We’ll tell you what needs looking at and which parts we can help with.

🚨 BOTH HOUSING DECREES HAVE JUST BEEN REJECTED

After several days of uncertainty, Congress has now voted down both of the Government’s new housing decrees.

For owners, landlords and agents, these included major changes affecting:

• seasonal rentals
• room rentals
• tourist accommodation
• proposed IVA changes
• tenancy extensions
• additional housing and eviction measures

The unusual part is that this package had already entered into force yesterday, so there are now some important legal questions around what happens to measures that were in force for such a short period.

We’re going through that properly now rather than rushing out half-checked conclusions.

Compliance Care clients will get the full practical breakdown. Our free newsletter will carry the key points.

🚨 BREAKING: THE HOUSING DECREE HAS BEEN REJECTED

Congress has just voted down Real Decreto-ley 26/2026 by 178 votes to 172.

This is the main housing package we’ve been following closely, including the new rules affecting seasonal rentals and the proposed changes to IVA on tourist accommodation.

So, after several fairly chaotic days, the decree has NOT been approved by Congress.

There is an important legal question now because the decree entered into force yesterday. We’re checking exactly what its rejection means in practice and when the measures formally cease to have effect.

We’ll post a proper breakdown once that is clear.

⚠️ QUICK UPDATE... because apparently nothing can ever be straightforward.

Remember those major rental changes we posted about this week?

Well, less than 48 hours after they were published, it’s now looking increasingly unlikely that they’ll survive today’s vote in Congress.

Yes, really.

We know how frustrating this constant back and forth is for owners. Believe us, we’re just as fed up with trying to keep track of rules that seem to change before the ink is even dry.

We’ve got Congress live in the office today and we’re watching the whole thing, so as soon as we have a confirmed result we’ll let you know what’s staying, what’s going, and what you actually need to do.

Until then, don’t change anything.

Here we go again... 🙃

⚠️ LONG-TERM LANDLORDS: AN IMPORTANT CHANGE YOU MAY HAVE MISSED

While most of the attention this week has been on holiday and seasonal rentals, another new housing decree contains a potentially major change for long-term landlords.

Under the new rules, when a habitual-residence tenancy reaches the end of its statutory term, an owner who chooses not to renew may now have to compensate the tenant.

And we're not talking about a token amount.

In some circumstances, the compensation can be equivalent to at least 12 months' rent for a comparable property.

There are important exceptions, including certain cases where the owner genuinely needs the property for themselves or their family, and transitional rules apply to existing contracts.

This does NOT apply to genuine seasonal or tourism rentals.

The decree is due to go before Congress for convalidation, so we're watching this very closely before recommending changes.

If you're a landlord with a long-term tenancy approaching the end of its term, don't assume the old rules still apply.

We'll include a full explanation in our next newsletter.

🚨 NEW RENTAL RULES PUBLISHED TODAY

A major new housing decree has been published in the BOE this morning, with important changes affecting both holiday and seasonal rentals in Spain.

The key points for property owners:

• Short holiday rentals will move to 10% IVA from 1 December 2026. The previously proposed 21% rate has NOT been adopted.

• New seasonal rental rules take effect from 1 October. The temporary reason for the stay must now be genuine, stated in the contract and capable of being proven.

• Simply using an 11-month contract does not make a rental “seasonal”.

• Existing seasonal contracts are protected until their agreed expiry, but renewals will need to comply with the new rules.

• The new legislation also strengthens the distinction between tourist and temporary/seasonal accommodation.

We’re currently working through the full 96-page decree and its practical implications for owners here in Murcia.

We’ll publish a more detailed breakdown via our newsletter shortly, including what owners actually need to change and, equally importantly, what they don’t.

A summer booking looks simple from the outside. A guest arrives, stays for a week, hands the keys back and the next one comes along.

Behind that booking is everything else: cleaning, laundry, check-ins, guest questions, maintenance, keys, contractors, paperwork, compliance and occasionally fixing something at exactly the wrong moment.

This summer that meant 57 check-ins, 73 cleans, 16 same-day turnarounds, 450+ towels washed, hundreds of messages and 9 tourism registrations issued alongside the day-to-day management.

Most of it should be invisible to the guest. Ideally, quite a lot of it should be invisible to the owner too.

That's the job.

And with summer 2026 behind us, the work for 2027 starts now.

Thinking of renting next summer? Start now, not next June.

If you’ve spent this summer watching neighbouring properties full of holidaymakers and wondering whether you should rent yours too, now is actually the sensible time to start looking at it.

But the tourism licence isn’t necessarily the first job.

Before you start thinking about listings, photos and what you might earn next summer, it makes sense to check the basics first: whether the property is suitable for the type of rental you have in mind, whether the community position is clear, whether the paperwork is in order and what compliance work may be needed.

Any problems are much easier to deal with in September than when you’re hoping to take bookings in June.

If you’re considering renting your Murcia property in 2027, we’re happy to look at the position now and explain what would need to happen before you start taking bookings.
