Landlords, downspouts are one of those things that get overlooked.

Picture this. For 5 to 10 years, your downspout has been draining right onto the ground beside the house. It's a low spot. At some point, that water is getting in the basement, no matter how waterproofed it might be on the inside.

And water in a basement can be destructive.

The fix is a $60 section, plus an install, to extend your downspouts away from the property.

Skipping basement waterproofing can turn into a $40,000 emergency.

When owners think capital investments, they think HVAC, roof, electrical. What often gets overlooked? Waterproofing.

It's not a problem until it really is. And it always hits at the worst possible time, after a storm, when everybody else is having issues too. Now you're two, three, four weeks out.

Properly waterproofing a basement is costly, and there's a premium when you need it done as soon as possible. Without money set aside year over year, you could be spending $20,000 to $40,000.

A landlord guessing at Ontario's Residential Tenancies Act can make a very expensive mistake.

Notices, entry, maintenance, rent, evictions and tenant communication all have rules around them.

"I didn't know" does not undo the problem after the fact.

You do not have to memorize the RTA. You do need to know when something is important enough to stop guessing and get the right answer.

That is where experienced property management matters.

An unlabelled breaker panel is a 3 a.m. phone call waiting to happen.

Breakers and fuse panels. There's nothing worse than opening one up and not knowing what does what.

Now picture your tenant at 3 a.m. They've just blown a breaker. They're standing there looking at 20-some-odd switches, and they're calling you because their power's out.

The fix is simple. If you're doing electrical, or you just have some extra time before you put your property up for rent, label it. Find out what does what.

Label your utilities properly. Make it clear to your tenant. Keep everything organized.

When a rental is vacant, curb appeal still matters. The front yard is the first thing a prospective tenant sees, and if it looks neglected, they start wondering what else has been ignored.
