The age of debate Toronto versus Durham. Listen there’s no right or wrong answer if you need to be in Toronto because of work and your lifestyle then that’s the only choice you have however, if you’re able to move further east, you get a lot more bang for your buck in Durham than you do in Toronto.

Buying your very first home is the hardest thing most people ever do. Your down payment came from your savings and your income, and every dollar had to stretch because you had no equity behind you.

If you’ve owned for a while, you’re in a different position now. You made your payments, your home grew in value, and that equity is a bigger down payment for your next home. The first purchase is where the real money gets made, and the next one is where it starts working for you.

If you’re curious what your equity could do for your next chapter, send me a DM and I’ll walk you through it.

They went with the other agent today.

The other agent quoted them a higher price.

Two weeks ago, a better home on their street sold for $100,000 less than that.

I could have matched the number. Signed the listing. Then spent the next three months calling them to talk about price drops.

I’d rather lose the listing on the truth than win it on a number I can’t defend.

Every month a home sits, the sellers keep paying the mortgage, taxes, utilities and insurance. That money never comes back. And buyers start wondering what’s wrong with it.

Sometimes you do everything right and still lose. That’s not a weakness. That’s real estate.

August 1994. The day I landed in Canada with my parents and sister. Zero connections. No guarantees. Just a focus on building a better life.

We started in a small apartment. In 2000, my parents bought a home they could barely afford. That first home helped build the financial freedom they enjoy today.

So whether you start with a small condo, a little house, or live in the basement and rent out the upstairs—don’t let someone else’s opinion hold you back.

Start within your means. Stay focused and consistent. Think about where you could be 10 or 20 years from now.

We all start somewhere. This was our beginning.

Durham wins this one. Swipe and see for yourself.

Every home in this carousel is a freehold end-unit townhome with 3 bedrooms and a garage, sold this October across ten GTA cities. Same type of home. Durham is where your money goes the furthest.

Oshawa: $690,000 for 1,797 square feet.
Pickering: $730,000 for 1,488 square feet.
Whitby: $800,000 for 1,767 square feet.
Ajax: $805,000 for 1,801 square feet.

The four Durham homes averaged about $756,000. The other six averaged about $899,000. That’s roughly $142,000 back in your pocket for the same kind of home.

Now look at Toronto. $1,000,000 bought 1,610 square feet on a 13.81 foot wide lot. The Oshawa home is bigger, sits on a lot nearly twice as wide, and cost $310,000 less.

Break it down by price per square foot and the three best values on this list are all in Durham. Oshawa at about $384, Ajax at about $447 and Whitby at about $453. Toronto comes in at about $621.

An end unit in Durham gives you the feel of a semi, with more light, more privacy and a side yard, without paying extra for the postal code.

If you own in Toronto, Peel or Halton right now, Durham is where your equity works hardest. Whether your family needs more room or you’re ready to simplify with money left over, this is where your next chapter goes further.

Which Durham home would you pick?

Thinking about your next move? Send me a DM. I’ll handle everything.

The seller’s stubbornness cost them $87,333.

Here’s the math.

Buyer came in at $1,250,000 on a $1,315,000 ask. Seller held firm at $1.3M. Buyer walked.

65 days later — price drop to $1,215,000.

Same buyer came back at $1,175,000. Seller signed back at $1,180,000.

SOLD. $70,000 less than the original offer.

But that’s not the full number.

65 days of carrying costs at $8,000/month — that’s another $17,333 out of pocket while the listing sat.

Total cost of not accepting that first offer: $87,333.

Gone. Because they wouldn’t move on day one.

I’ve been negotiating deals in Durham Region for 17 years. The sellers who listen to the data, not their emotions, always come out ahead.

Pricing your home right from day one isn’t giving it away. It’s protecting your money.

If you’re thinking about selling, DM me SELL. I’ll show you exactly where your home sits in today’s market before you leave $87,000 on the table.
