GTA Homes More Affordable as Prices Dip Below $1M
August brought a modest shift in the GTA real estate landscape, with home sales dipping 2.1% from last year to 5,057 and average prices now at $993,410—a 2.7% decrease. The benchmark price has also seen a 4.5% adjustment. While these numbers reflect the usual late-summer slowdown, it’s encouraging to see a slight improvement in affordability for buyers. After 26 years guiding clients through Ontario’s ever-changing market, I know that understanding these trends helps you make informed decisions, whether you’re moving up, downsizing, or just curious about your home’s value.

Ontario Micro-Condos Face Steep Depreciation
The latest numbers continue to highlight a shifting landscape for GTA condos, especially the smallest units. In Mid-Q3 2026, the GTA's average home selling price sat at $993,000—down about 3% from last year, confirming that buyers are finding more opportunities. Condos averaged $618,000, which is below last year’s level, but it’s micro-condos—those under 500 sq-ft—that are seeing the steepest drops in value. These compact spaces have been the hardest to sell across the GTA, as more buyers are able to access larger units and the appeal for end-users remains limited. Earlier in Q3, condos sold below list price in roughly 98% of GTA neighbourhoods with at least five sales, offering buyers significant negotiating room. Even single-family homes saw underbidding in about 92% of neighbourhoods, but condos, especially those appealing to investors, have proven more sensitive as investor demand has cooled and certain units linger on the market. With over two decades of experience in Ontario real estate, I've seen how quickly trends can shift—navigating these changes with the right information can make all the difference for both buyers and sellers.
