8 Things Every Ontario Homeowner Should Know About Their Mortgage (That Could Save Them Thousands!)

1. A 30-year mortgage doesn’t have to take 30 years to pay off.
Making additional payments toward your principal can help you become mortgage-free sooner.

2. One extra mortgage payment a year can make a big difference.
Depending on your mortgage balance, interest rate and amortization, even one additional payment annually could save you thousands in interest.

3. The sooner you reduce your principal, the more interest you can potentially save.
Interest is calculated on your outstanding mortgage balance. Reducing that balance earlier means less interest accumulating over time.

4. You may be able to increase your regular mortgage payments without penalties.
Many Canadian lenders allow homeowners to increase their scheduled payments within their mortgage’s prepayment privileges.

5. Accelerated biweekly payments can help you pay off your mortgage faster.
With a typical accelerated biweekly schedule, you effectively make the equivalent of 13 monthly payments instead of 12 each year.

6. Extra mortgage payments generally go directly toward your principal when made through your lender’s prepayment option.
You don’t need to write special instructions on every payment. Just confirm your lender’s process for making principal prepayments.

7. Not all mortgages have the same prepayment privileges.
Some closed mortgages allow annual lump-sum payments of 10%, 15% or 20%, while others have different limits. Exceeding your permitted amount could trigger penalties.

8. Your mortgage renewal is an opportunity to rethink your repayment strategy.
Review your interest rate, amortization, payment frequency and prepayment options. You may be able to reduce your interest costs and become mortgage-free sooner.

The bottom line?

Your mortgage doesn’t have to control your financial future. Understanding how it works gives you more control over what you pay, how much interest you save and when you finally own your home mortgage-free.

Today I had the privilege of joining the Truth and Reconciliation Walk in Alderville First Nation. 🧡

Every time I attend, I leave having learned something new. Today was no different.

It was an incredible experience to walk together, to listen, to learn and to reflect. Truth and Reconciliation is about more than one day. It’s about continuing to show up, continuing to listen and taking what we learn with us long after the walk is over.

Thank you to Alderville First Nation for welcoming us into your community and for continuing to share your stories, your history and your teachings.
