What an honour to celebrate Latin Heritage on the Hill in Ottawa tonight.

The Bank of Canada raised its policy rate by 0.25 percentage points today, to 2.50%. What it means for you depends on the mortgage you have.

Variable rates usually follow your lender's prime rate. Existing fixed rates stay the same until your term ends. As a rough guide, a 0.25-point increase adds about $21 a month in interest for every $100,000 owed. Your actual payment change depends on your mortgage terms.

Looking for a rental in Durham? Here are 4 things to check before you sign.

1. The lease. Most private rentals in Ontario must use the Ontario Standard Lease.
2. Rent control. Units first occupied after November 15, 2018 don't follow the yearly rent increase guideline.
3. Deposits. Last month's rent and a refundable key deposit are allowed. Damage deposits aren't.
4. The real monthly cost. Find out who pays for hydro, heat, water, parking and internet.

Renting right now and wondering if it's time to buy?

My honest answer: it depends. There's no one-size-fits-all.

Renting may make more sense if you're not sure where you want to settle, you're expecting big life changes, or buying would stretch your finances too thin.

Buying may make more sense if you have a stable income, a comfortable down payment, you plan to stay for the long term, and you can afford the ongoing costs of owning, like property taxes, insurance, maintenance and repairs.
