Your October 🎃 Housing Market Report for Durham Region is here!
It was a scary month to be a Seller in October, as a looming Bank of Canada rate announcement inflicted fear 👻 in buyers willingness to meet the sellers asking price.
While it was positive development to see sales increase month-over-month, existing inventory and new listings has begun to fall in anticipation of the holidays season. The dilemma for sellers is about waiting for more predictable conditions in 2027 or move ahead with their plans regardless of the market.
Here's a look at how today compares to October 2025:
▪️ New Listings 🔻 5.4% from 1792
▪️ Active Listings 🔻 0.2% from 2571
▪️ Home Sales 🔻 18.6% from 715
▪️ Months of Inventory 🔺 22.7% from 3.60 MOI
▪️ Average Sale Price 🔻 7.5% from $851,764
▪️ Average List-to-Sale Price % 🔻 1% from 99% to 98%
Now that the U.S. midterm elections have concluded, focus for Canadians may shift towards productivity of trade discussions and fixing the global economy, however the implementation of those decisions will require even more time before we see results.
Being well informed will overcome the uncertainty of any market. It may not look like the right time to make your move, but in reality these conditions are a great opportunity for growing families or first time buyers.
