The three business days run from acceptance, excluding weekends and holidays, and run alongside subjects like financing and inspection. Neither side can waive it.

One: be there for the move-in inspection. It is done together, ideally before your things arrive, and both sides fill out the same report. Your landlord has to offer you at least two chances to attend.

Two: take your own photos. Walls, floors, appliances, anything already worn. A few minutes now can save a long conversation later.

Three: make sure you get your signed copy. This one is not just good practice. Your landlord has seven days to give it to you, and if they miss that or never offered you the inspection, they lose the right to claim against your deposit for damage.

Here is what BCFSA says licensed rental property managers do, to or on behalf of owners of rental real estate:

- Help owners find tenants
- Advertise and show rental properties
- Assist with tenant applications
- Collect rent or security deposits
- Manage the rental real estate on behalf of the owner

Licensed individuals work through a brokerage, overseen by a managing broker who is responsible for the activities of the professionals there.

When the rental is in Greater Victoria and the owner lives outside Canada, a few rules apply that local owners rarely deal with. Tax is withheld from the rent itself, and in most of the region a home that sits empty can be taxed on its assessed value.

Distance also changes the everyday side. Showings, inspections and repairs all happen in a time zone you're not in. That's the part we handle.
