📚 Term Tuesday: Strata Plan

Last week we talked about the Form F, so let’s go back to the foundation of every strata home: the strata plan!

What is it?
A strata plan is the official legal drawing registered at the Land Title Office that divides a building or piece of land into individual strata lots and common property. Once it’s registered, the strata corporation is created automatically.

What does it show?
🏢 The boundaries of each individual strata lot (the unit you own)
🌳 The common property (the parts all owners own together, like hallways, roofs, and yards)
🔑 Any limited common property, like a balcony or parking stall assigned to one unit
📊 The unit entitlement, which is each lot’s share when it comes to strata fees and voting

Why does it matter?
It answers one big question: what exactly do I own? In a strata, you own your lot and a share of the common property. The strata plan is the document that spells it out.

Where will you see it?
Look at the legal description on a title search or listing. You’ll see a strata lot number and a strata plan number, which in the Victoria area usually starts with VIS. That number is how everything gets tracked, from bylaws to council minutes to the Form B.

Quick tip: If you’re buying, ask to see a copy of the strata plan during your due diligence, especially if there’s a storage locker, parking stall, or patio you’re counting on. Make sure it’s actually part of what you’re buying!

📊 Canada’s inflation rate came in at 3.1% in September, and here in BC prices rose 3% over last year. Most of the pressure is coming from gas prices, while grocery price growth has slowed to 1.7%, its slowest pace in over two years.

What does that mean for Victoria buyers and sellers? 🏡

📉 The Bank of Canada is widely expected to hold its rate at the next meeting set for Wednesday October 28th.

📈 Rate hikes may still be coming, with a policy rate of 2.75% possible by mid 2027

💼 Job losses nationally add uncertainty, which may keep some buyers cautious
