Toronto Homeowners Choose Renovation Over Moving
Many Toronto homeowners are now opting to renovate instead of moving, especially when their current space no longer fits their needs or lifestyle. With sales slowing and prices softening, holding onto a lower mortgage rate and avoiding extra costs—like land transfer taxes and agent fees—has become an increasingly attractive option. I’ve noticed, just as many contractors have reported a 10% jump in renovation inquiries over the past year, that more clients are considering upgrades rather than looking to sell. However, costs are rising: some projects now run $15,000 to $25,000 higher than just a year ago, and basement remodels that once averaged around $40,000 can reach up to $70,000. If you’re thinking of renovating, remember to leave room in your budget for swings in material prices, skilled labour shortages, and the surprises older homes can bring—not to mention potential permit delays and living without a full kitchen or bathroom for weeks. For families who love their neighbourhood but need a better layout, renovation can be a smart move, provided you set a realistic budget, allow a 10%-20% contingency, and work with a qualified team. As someone dedicated to helping Vaughan homeowners make informed decisions, I always recommend weighing all factors carefully before choosing the best path for your family.

Toronto Listings Fall Faster Than Sales
As someone who closely tracks the shifting dynamics in the GTA, I’ve been watching recent trends with keen interest. In Late-Q3, the region saw about 5,040 homes sold—a 9% decrease from last year. However, what’s even more notable is that new listings dropped more sharply, down 14% to 16,500. That change nudged the sales-to-new-listings ratio up to 31% from 29%, but it’s important to note this was mainly because fewer homes came to market, not because of greater buyer activity. The average selling price slipped about 5% year-over-year, with benchmark pricing following the same pattern. Active listings finished the quarter at 26,100, also down 9%, leaving inventory at around 5.2 months of sales—essentially flat compared to a year ago. Homes that sold spent an average of 34 days on the market, but when accounting for relisted properties, the average exposure jumped to 51 days, which can make the market appear faster-moving than it truly is. While the raw average price ticked up month-over-month to $1.01M, adjusted pricing actually declined, highlighting that a tighter inventory may help with current comparables but doesn’t automatically translate to higher asking prices. As a Realtor and Broker specializing in Vaughan, I find that understanding these nuances is essential for both buyers and sellers navigating today’s landscape.

Toronto Homebuyers Gain Opportunities as Prices Ease Again
September brought another slight dip in Toronto home prices, down 0.5% to $924,600—marking a 4.7% decrease compared to last year. Sales activity also eased by 5.2%, with new listings shrinking 3.8%, largely due to the effects of higher borrowing costs and ongoing economic uncertainty. As someone who closely follows the Greater Toronto Area market, I keep a keen eye on these shifts to help my clients understand what they mean for their real estate decisions. Navigating market changes is all about being informed and prepared.

Toronto Falls Into Moderate Bubble Risk
Toronto's real estate market has officially entered a moderate bubble risk category, according to a major global wealth manager. Over the past year, home prices in the city have dropped by about 11%—the sharpest decline among 23 major cities worldwide. From 2014 to 2022, Toronto saw real home prices double, fueled by rapid population growth, strong investor interest, and a surge in new construction. But since 2022, factors like higher interest rates, the foreign-buyer ban, and increased housing supply have triggered a notable correction, with prices now almost 30% below their peak. This correction has brought prices closer to what many residents can realistically afford. However, expectations are for continued downward pressure on prices as inventory rises, growth slows, and the potential for additional rate hikes keeps many buyers on the sidelines. As someone who closely follows GTA trends, these shifts in Toronto often echo into neighboring markets like Vaughan, shaping how buyers and sellers approach their next move.

Office-to-Residential Conversions Continue to Shape Canadian Cities
The conversation around office-to-residential conversions in Canada continues to evolve. Right now, more than 10 million square feet of office space is being transformed or redeveloped into roughly 17,000 residential units. This kind of shift is playing a significant role in revitalizing our urban centers. The strategies depend on the city—some see growing demand for high-quality office spaces, while older buildings find new life as homes. In Vaughan and the broader market, I’m always watching how these trends shape our communities and the opportunities they create for buyers, sellers, and investors alike.

'Bumpy and even': RBC Economics releases latest housing market outlook
RBC Economics has released its latest outlook on Canada's housing market, highlighting how different regions are facing unique challenges. In Ontario, Vancouver, and Montreal, we've seen home resale numbers dip and prices ease back a bit. Toronto’s recovery has hit a pause, while Vancouver is dealing with a surge in available properties. Calgary is holding steady, but the bigger picture is that the market’s recovery will continue to be uneven across the country. As someone focused on Vaughan real estate, I keep a close eye on these trends to help clients navigate what’s happening both locally and beyond.

Toronto Housing Market Sharply Reverses
The Toronto housing market has experienced a sharp correction, with inflation-adjusted home prices dropping around 10% annually—one of the most significant resets seen globally. Benchmark prices have also softened, as shown by the composite home-price measure, which is down approximately 5% year-over-year to hover near $931,000. For those eyeing condos in central Toronto, improved affordability on paper is quickly offset when accounting for mortgage interest, maintenance, taxes, and risk premiums—making ownership still notably more expensive than renting. For those of us working in real estate, this moment offers a unique window: prices have eased, but if demand rebounds before supply catches up, the market could become competitive again. Addressing long-term affordability will require a substantial effort, with Toronto needing to boost annual housing starts by at least 50% over the next decade just to return to 2019 levels. As someone who closely follows the trends in Vaughan and the broader GTA, I keep a watchful eye on these shifts to help my clients stay informed and prepared.

Toronto Condo Supply Faces Tariff Exposure
As someone who keeps a close eye on the GTA real estate landscape, I’ve noticed Toronto condos are facing a double challenge right now. Recent trade conflicts have made construction more expensive, slowing down condo starts and leaving new projects especially vulnerable to rising material costs. According to a federal construction index, fabricated metal prices went up 2.1% last quarter, with structural steel climbing 1.8%. That’s significant for Toronto, where so many developments depend on steel and rebar—already pricier than in many other markets. With fewer new condos breaking ground, there’s almost no buffer if prices spike again. The big picture: weaker condo construction and more expensive steel have left Toronto’s condo market open to supply-side price pressure. As a Realtor and Broker, I’m always monitoring these shifts to help clients understand what’s driving our local market.
