So, what’s happening in the GTA real estate market?

September was a quieter month, with buyers taking a step back as economic uncertainty, inflation and borrowing costs continued to weigh on confidence.

What stands out? Listings are falling faster than sales, meaning there’s less new inventory coming onto the market. At the same time, prices remain below last year’s levels.

For buyers, this could mean more opportunities to negotiate but waiting for the “perfect” market can be tricky. For sellers, understanding your local market and pricing strategically is more important than ever.

The GTA market is shifting and buyers and sellers are feeling it.

New listings were down 14.1% year-over-year, meaning fewer homes came to market in August. At the same time, 5,057 homes sold, down 2.1% from last year.

The market isn’t the same for everyone — timing, location and strategy matter.
