• Here's your GTA Market stats for September 2026

“Housing is one of the biggest issues on voters’ minds, and the upcoming municipal election will help shape housing policy across the GTA and Simcoe County for the next four years,”

“First-time homebuyers have accepted that the market that we’re in now is the new normal. It’s no longer about waiting to time a market,” “You’re going to make a buying decision when it feels right for you, whether that’s because you’re getting married or starting a family or relocating to a new city or because you can afford it.”

“if (bond yields) dip a little bit in the new year where mortgage rates are closer to the four per cent range rather than the mid-to-high four per cent range, I think again that can shift buyers off of the sidelines,”

• Here's your GTA Market Stats for August 2026

“What has changed is the broader economic environment, with the Bank of Canada recently warning of rising inflation risks, along with doubts about the durability of recent economic growth”

“For borrowers, fixed mortgage rates have already increased on higher bond yields. Meanwhile, on the variable rate side, a rate hike is not only back on the table for this year but already priced in by markets. This fresh round of incoming headwinds is expected to dampen the prospects for further housing market momentum heading into 2027.”

“Of course, it really depends on what regional market you’re in,”
All in, this is still a very stable/flat/subdued market at the national level.”

🔑 Key Update

The Bank of Canada has held its key interest rate at 2.25%, with the Bank Rate at 2.50% and the deposit rate at 2.20%. Canada’s economy strengthened in the second quarter, with GDP growing 3.3%, supported by solid consumer spending, a rebound in housing activity, and strong gains in exports and business investment. The unemployment rate also edged down to 6.4% in July. However, ongoing conflict in the Middle East, elevated energy prices, and new U.S. tariffs and Canadian counter-measures continue to create uncertainty for the economic outlook.

CPI inflation has been hovering around 3%, largely due to persistently higher gasoline prices. Excluding gasoline, inflation was 2.2%, while core inflation remained close to the Bank’s 2% target in July. With energy prices remaining elevated and new tariffs potentially increasing costs for businesses and consumers, the Bank says upside risks to inflation have increased. For now, it believes the current interest rate remains appropriate and will continue monitoring the sustainability of Canada’s economic recovery and the inflation outlook closely, adjusting monetary policy if needed.

• Here is your GTA Market Stats for July 2026

“With sales accounting for a larger share of listings, buyers may find there is less room to negotiate moving forward. If current trends continue, home prices could start to level off compared to last year. Many would-be homebuyers are waiting for confidence in the market and broader economy to improve before making a purchase. This includes more clarity on tariffs, inflation and borrowing costs.”

“While uncertainty about the economy and borrowing costs persists, recent news has been more positive than expected. The latest readings on economic growth and jobs surprised to the upside. This could help bolster consumer confidence and prompt an uptick in home purchases in the months ahead, especially if home prices stabilize as we move through the fall,”

• Heres your GTA Market Stats for June 2026 ☀️ 🏡

“We expect accelerating transactions and more competition between buyers in the last six months of the year, helping to satisfy pent-up demand and ultimately resulting in renewed price growth.”

“There’s early signs that there’s a little bit more confidence coming to the market,”

“There’s lots of sellers that are not in ‘have-to-sell’ territory, they’re in, ‘I would sell if it made sense for me,”
“A lot of them are going, ‘OK, I tested it. I don’t like what it’s giving me. I’m just going to take it off (the market) and rent it out.”
