π‘ FIXED VS. VARIABLE MORTGAGES β WHICH ONE FITS YOUR NEEDS?
When buying a home in Ontario, choosing your mortgage is just as important as choosing your property.
π FIXED-RATE MORTGAGE
β
Your interest rate stays the same throughout your mortgage term.
β
Regular principal-and-interest payments are predictable.
β
Easier to budget when you prefer payment stability.
β οΈ Breaking a closed fixed-rate mortgage early may result in significant penalties.
π VARIABLE-RATE MORTGAGE
β
Your interest rate can rise or fall during your mortgage term.
β
You may benefit when your lender's applicable interest rate decreases.
β οΈ Depending on your mortgage agreement, your payments may change or remain fixed.
β οΈ With fixed payments, rising rates mean more of your payment goes toward interest and less toward your principal. Trigger-rate risks may apply.
π° LET'S LOOK AT AN EXAMPLE
Suppose you have a $600,000 mortgage, amortized over 25 years:
β’ At an illustrative 4.00% fixed rate: approximately $3,156/month.
β’ At an illustrative 3.50% variable rate: approximately $2,996/month initially.
That's approximately $160/month difference at the starting rates.
These are hypothetical rates, not current lender offers. The variable-rate payment and total interest costs can change depending on the mortgage structure and future rates.
π‘ PRO TIP: Don't choose a mortgage based on the interest rate alone. Compare affordability, prepayment privileges, penalties, and your future plans.
