When is the right time to buy?
After more than 30 years helping folks find their place in Vancouver, I’m often asked: “When’s the right time to buy a home?” The truth is, most Canadians I work with focus less on chasing the perfect market moment and more on whether it truly fits their life and finances. It’s about readiness—emotional and financial. The crucial steps I see make the difference: securing mortgage pre-approval, having honest conversations with trusted advisors, ongoing financial planning, and considering mortgage protection insurance for peace of mind down the line. Having grown up and built my career right here in Vancouver, I believe it’s these thoughtful, steady decisions—not market timing—that help people feel confident in their move. If you’re thinking about your next step, remember: your goals and preparedness matter most.

Surrey, Metro Vancouver Condo Market Shows Resilience Amid Changes
Surrey and Metro Vancouver’s condo market is certainly feeling the pressure these days. For example, a 24-storey Surrey project—167 units strong—has stalled at just the 6th floor after entering foreclosure, despite being under contract. Meanwhile, another site with 500 units is now facing a court-ordered sale due to sluggish presales, surging construction costs, and a growing number of unsold units in our region. On the other hand, we’re seeing continued momentum in rental developments.

After more than 30 years helping people buy, sell, and invest across Greater Vancouver, I know these market cycles can create a lot of uncertainty—especially for those weighing their options. My approach is always rooted in total honesty and a deep understanding of our local neighborhoods. If you have questions about how these shifts might affect your plans, or just want some straight talk about what’s happening on the ground, I’m here to help you make sense of it all—so you can move forward with confidence.

Vancouver Affordability Eases, but Relief Is Partial
As someone who’s called Vancouver home for a lifetime, I know firsthand how tough our market can be. Recently, we've seen a welcome shift: affordability is starting to ease here, though it’s not the full relief many hoped for. For buyers, this means the steep climb of recent years has started to level out—earlier declines have now unwound more than half the affordability squeeze we saw during the pandemic. That’s real progress, even though Vancouver remains Canada’s most challenging city for buyers.

What’s holding some folks back? In BC, job growth has slowed and pay increases haven’t kept pace, so even with softer prices, the leap into homeownership is still a big one for many families. You’ll notice it in the numbers: resales are down, prices are a bit softer, and more homes are on the market across all categories. For those looking, that translates to better selection and less competition—something we haven’t seen in years.

Looking ahead, expectations are that home values may keep easing for a while, with demand down and inventory staying high. It’s not the full answer, but it’s a step in the right direction. I’ve always believed that informed decisions are the best decisions—so if you’re thinking about your next move, let’s talk about what these changes could mean for you in our unique Vancouver market.

#106 – 1450 Laburnum Street. There’s a lot of talk right now about a “slower” market. Buyers are taking their time, comparing options, and negotiating harder. All of that is true. But here’s what the headlines miss: buyers are still moving fast for the right home presented the right way. SOLD in 3 days, A fresh renovation, a 371 sq ft private sundeck, and a building with its major updates already done. The offer came in before our open house even happened. Well-presented homes are still selling, and selling well. Thinking of making a move? Let’s talk. Rob Britch REMAX Select Realty 604-240-5813

Canadian Housing Affordability Remains Stable in Many Regions
As someone who’s spent a lifetime helping Vancouverites navigate our ever-changing real estate landscape, I’m always keeping an eye on affordability trends. The latest numbers show that housing affordability across Canada saw a slight improvement in Q2, thanks to rising incomes and steady home prices. Vancouver and Toronto both experienced some gains—welcome news for many of us. However, I know firsthand that not all communities are seeing the same progress, with some Prairie and Atlantic markets facing new challenges. Looking ahead, rising interest rates could mean higher costs by 2027. My approach has always been rooted in honesty and deep local knowledge: I believe it’s crucial to stay informed and plan carefully, especially as the market shifts. Whether you’re buying, selling, or just weighing your options, I’m here to help you make confident, well-informed decisions for you and your family.
