East Vancouver no longer the budget option

09/25/2026

In just two months we’ve gone from a condo bailout to applying a 2% annual tax on new unsold condos. This policy will only ensure new housing starts plunge further. No developer is intentionally holding back unsold units, carrying costs already punish that. Every month unsold units carry interest payments, property taxes, and opportunity cost of capital.

The reality is the condo market is so illiquid that very few buyers exist. In addition to that, any bank construction or inventory loans stipulates what product can be sold for.

Forcing liquidation will ensure insolvencies continue to rise, housing starts continue to fall, and the economy and the budget deficit get even worse.

One of the single worse policy announcements I have ever seen.

Happy voting season!
