Rental Income vs. Owning a Home in Calgary: Let’s Look at the Real Numbers

A basement suite can make the numbers look a LOT better on paper. 🏡💰

The real test is what happens when that rent stops.

If the suite sat empty for two months…

would the house still work?

If the answer is yes, great. The rent is helping your budget.

If the answer is no?

That tenant isn’t just helping. They’re holding the whole thing together. 👀

Vacancy happens. Appliances break. Tenants move. Repairs come up. 💸

A mortgage helper should make owning the home easier, not be the only reason the numbers work.

Legal Suites in Calgary: What Homeowners Should Know About Rental Income & Financing

A second kitchen is not the same thing as a legal suite. 🏡

And that distinction can matter a LOT if part of your buying plan depends on rental income.

A separate entrance can look promising.

A basement may have been rented for years.

There may even be a full kitchen downstairs.

But before you assign real value to that income, verify what you’re actually buying. 🔎

And while you’re at it, confirm how your lender is going to treat that rental income too.

The suite may help the numbers.

But don’t build your budget around income you haven’t verified.

House Hacking in Calgary: The Real Costs, Common Myths & What to Know

“I’ll just add a suite later.” 🏡

I hear that a lot.

And sometimes it makes perfect sense.

But “just” can get expensive once you start looking at what the house may actually need.

Windows 💸
Fire separation 💸
Electrical 💸
Plumbing 💸
Heating 💸
Permits 💸

And the same goes for the rent.

$1,500 in rent does NOT mean $1,500 disappears from your monthly housing cost.

Vacancy, utilities, repairs and turnover still exist.

The idea can work really well.

The math just needs to be mathing from the beginning. 😅

Calgary’s Secondary Suite Boom: How the Rental Market Is Changing 🏡

A lot of Calgary house hacking advice was built in a VERY different rental market. 🏡

A few years ago, vacancy was so tight that landlords could get away with a lot more.

A basement suite didn’t have to be perfect.
Tenants often just needed somewhere to live.

That made the numbers look easier.

The risk look smaller.

And the strategy look almost foolproof.

But when renters have more options, the weaknesses in a property start to matter again. 👀

That doesn’t mean house hacking is no longer an option for wealth management.

It means you have to be a lot more realistic about what you’re buying and who is actually going to want to rent it.

🎥 I break down what changed in the full video on YouTube 👇 (link in comments)

City wide averages are great at giving generalizations. That’s also the problem. 👀📊

Right now in Calgary, the differences between property types are getting big enough that one overall number can blur the picture more than it helps.

A buyer looking at one type of home may have room to negotiate.

Another may still need to move fast.

Same city. Same month. Completely different experience. 🏡

That’s why broad market numbers are becoming less useful on their own.

The real story is in the breakdown.

🎥 I go much deeper into that in the full video on YouTube 👇 (Link in Comments)

A calmer market doesn’t mean buyers suddenly have all the leverage. 🏡👀

That’s probably the best way to describe detached and semi-detached homes in Calgary right now.

The frenzy has cooled.

But good homes, in good locations, priced where they should be?

They can still get attention pretty quickly.

And I think that middle ground is important.

It’s not the market we had a few years ago, but it’s certainly not one where every seller is sitting around waiting either.

⚖️ For detached and semi-detached homes, things feel pretty balanced right now.

🎥 I break down how the other property types compare in the full video on YouTube 👇 (Link in Comments)

This is where “good enough” starts getting harder to sell. 👀🏡

When there are only a handful of options, buyers will overlook a lot.

Give them ten homes to compare?

Now they notice the price.
The condition.
The updates.
The location.

Even the little things they might have ignored before. 🔎

That’s what more inventory changes.

For townhome sellers especially, simply being on the market isn’t enough. Your home has to make sense beside everything else they could buy.

Chestermere surprises a lot of buyers... 🌊

One of the biggest assumptions I hear is that moving outside Calgary automatically means lower home prices.

Chestermere is a great example of why that's not always true.

You're not just buying a house.

You're buying lake life. ☀️🚤

Morning walks by the water.

Summer paddleboarding.

A community built around a different lifestyle.

❤️ For many buyers, that's worth every penny.

The key is understanding what you're paying for before you start comparing communities.

💬 If lake living has always been on your wish list, would you pay a little more to have it?

One of the biggest misconceptions I hear... 🤔

"Moving outside Calgary will save us a fortune."

Sometimes it does.

Sometimes... it really doesn't. 🏡

The gap between Calgary and some commuter towns has narrowed over the past few years, which means price is only one piece of the puzzle.

📍Commute.
📍Lifestyle.
📍Amenities.
📍Schools.
📍How you actually spend your week.

Those are the things that often have the biggest impact after you've moved.

💬 That's why I always encourage buyers to compare the whole picture, not just the listing price.

👇 If you're relocating to Calgary, what's your biggest priority... saving money, getting more space, or shortening your commute?

I've watched this happen more than once... 🏡

A buyer starts out convinced they want to live in Calgary.

Then we spend a day touring homes in Airdrie. 🚗

By the end of the day, they're asking a completely different set of questions.

Not because they suddenly want a different city.

Because they realize how much more choice their budget gives them. 💰

More options.

More breathing room. 🧘

More boxes checked. ✅

Sometimes it isn't about finding a cheaper house.

It's about finding a home that fits your lifestyle a little better.

💬 Airdrie isn't the right fit for everyone, but for the right buyer, it's definitely worth a closer look.
