Canada's Affordability Recovery Faces 2027 Pressure
Affordability continues to be front and center for so many Canadians—and as someone deeply engaged in both real estate and broader community development, I’m keeping a close watch on the numbers. In the second quarter, Canada’s affordability measure nudged up by less than a single point to around 53%, marking the smallest quarterly gain we’ve seen in nearly a year. This modest improvement came entirely from income growth, while home prices and borrowing costs stayed mostly steady nationwide—limiting any real progress for buyers and owners alike.

It’s a reminder that the path to meaningful affordability is rarely straightforward. Economists are already flagging that the current stability in prices and rates may not hold, especially as longer-term rates start to feel upward pressure. Temporary boosts—like wage increases and one-time federal benefits—offered some relief in late Q2, but several markets still saw their first affordability setback in a while.

Looking ahead, higher bond yields, possible central bank rate hikes by 2027, and rising utility costs could all nudge ownership expenses higher as we enter the new year.
