For the seventh year in a row, the East York community (in Toronto, ON) is gearing up for our annual Food Drive supporting the Bethany Church Food Bank (1041 Pape Avenue).

The Bethany Church Food Bank serves 365 clients weekly, helping about 1,250 people in the community.

📊 EAST YORK STAT CHAT | OCTOBER 12–18, 2026

It was a quieter week for real estate in East York, with fewer new listings and fewer sales than the same week last year. But one week never tells the whole story!

Here’s the E03 snapshot:
- Sales: 7, down 53.3%
- New listings: 27, down 41.3%
- Active listings: 150, down 12.8%
- Average sale price: $997,385
- Days on market: 22
- Sale-to-list ratio: 104%

The week after Thanksgiving is typically when we start seeing new listings come to market. Right now, though, buyers are working with slim pickings from the available inventory.

Uncertainty is another factor. The Alberta referendum took place this week, Toronto’s municipal election is next week, and the wider geopolitical situation continues to give people plenty to think about. Banks have also been raising borrowing rates, leaving many wondering whether the Bank of Canada will make a move at its October 28 announcement.

Through it all, first-time buyers are helping keep the market moving. They remain an important part of the picture!

📊 EAST YORK STAT CHAT | SEPTEMBER 2026

September got off to a late start, and the East York market continues to move along at a fairly measured pace.

The numbers for E03 tell an interesting story:
• 66 sales, up 12% from September 2025
• 164 active listings, down 18%
• 27 days on market, compared with 18 last year
• 100% sale-to-list ratio
• 2.48 months of inventory, compared with 3.41 last year
• YTD average price of $1,166,993, down 3.2%

There are fewer homes available than a year ago, but buyers are still cautious.

The economic and political situation continues to have people sitting on the sidelines, with concerns about job security, affordability and the possibility of increased borrowing costs.

And because first-time buyers are making up a large part of the market right now, affordability remains a major factor in where prices are landing.

October will be a true test of where things are headed.

The municipal election is also coming up, which could add another layer to the affordability conversation here in Toronto.

Lots to watch. 👀

🍂 EAST YORK STAT CHAT | SEPTEMBER 7–21, 2026

Now that we're past Labour Day and into the first couple of weeks of September, the East York market is settling into a familiar fall rhythm.

Compared with the same period last year:
• Sales: 31, down 11.4%
• Active Listings: 141, down 14.5%
• Average Price: $1,212,842, down 3.5%
• Days on Market: 31
• Months of Inventory: 2.14

Overall, I'd describe things as steady as she goes, with slightly fewer listings coming to market.

The Bank of Canada continues to hold its overnight rate at 2.25%, with the next announcement coming October 28.

I'm also watching the activity of first-time buyers, who are driving a significant portion of today's transactions. This is an important group to watch because their activity can have a ripple effect through the rest of the market as move-up buyers make their next moves.
