What is a fixture in real estate?

Did you know that a shelf or a TV mount screwed into your wall is technically a fixture? If you plan to take them with you then they should be excluded in the listing and APS.

I went to a listing appointment this week knowing the number I had to share would be disappointing. There’s no sugarcoating that moment, and I never want to. These are real people with real lives tied up in that home.

Here’s what I want you to know if you’re in this spot: there’s no one right answer. Sometimes it’s better to wait. Sometimes it’s better to cut your losses and move on. It all depends on your needs, your wants, your motivations, and whether you can afford to take the loss.

So ask yourself the hard question: if you owe more on your mortgage than your home is worth, how will you cover the shortfall? Can you cover it?

If the answer is yes, selling now might give you freedom and a fresh start. If the answer is no, waiting might be the smarter move while you work on a plan or for an improvement in market conditions.

Either way, you deserve honest numbers and a strategy, not false hope. 🏡

Spend a Saturday in Cobourg with me - The Farmer’s market had a special flower market this past weekend, there was a Sand Castle competition, we strolled through downtown checking out beautiful old homes and enjoyed dinner at Cucina. Cobourg is a beautiful beach town in Northumberland County only an hour and twenty minutes from Toronto.

📍Explore Northumberland - Yesterday we spent the afternoon at Laveanne farm. We enjoyed a picnic under the apple trees, took some beautiful photos, walked through the lavender labrynth and did some crafts. It was a beautiful day and such a relaxing way to spend the afternoon. 🪻🪻🪻
