📢 BANK OF CANADA RATE INCREASE: WHAT DOES IT MEAN FOR YOUR MORTGAGE?
Last Wednesday, October 28, the Bank of Canada increased its overnight interest rate by 0.25%, from 2.25% to 2.50%.
As a result, most bank Prime rates have increased from 4.45% to 4.70%.
So, what does this mean for you?
🏡 Variable Rate Mortgages
• If you have an adjustable rate mortgage, your regular payments will increase.
• If you have a variable rate mortgage with fixed payments, more of your payment will go toward interest and less toward your principal, potentially extending your amortization.
📈 Fixed Mortgage Rates
• Fixed rates are influenced by bond yields rather than directly by the Bank of Canada’s overnight rate.
• With bond yields trending upward and inflation remaining a concern, fixed rates may continue to face upward pressure.
🔑 What Should You Do?
• Renewing in the next 12–18 months? It may be worth exploring your options early and whether securing a rate ahead of your renewal makes sense.
• Thinking about buying? Getting pre-approved and securing a rate hold can help protect you against potential rate increases while you shop.
While further rate increases are not guaranteed, it’s a good time to review your mortgage and make sure you have a plan in place.
