The Toronto freehold market has been a tale of busy.

East End, West End—it doesn’t seem to matter. Buyers are scooping up freehold homes, and the fall market in Toronto proper has been active.

Could it be buyers trying to secure a home before a possible interest rate hike? Having a pre-approval locked in at a reasonable rate could certainly be part of the equation. Whatever the reason, buyers seem to have a little more urgency when it comes to good freehold homes in the city.

This isn’t quite the case in the GTA as a whole, where you’ll find a more fickle-minded buyer. Kicking tires, being critical of price and home style, and taking their time is more the norm. There are still buyers buying, but generally without the same sense of urgency we’re seeing in Toronto proper.

And condos?

I’ll let you know when something changes.

For now, enjoy the autumn weather and get outside while you can before we’re all snowed in! Enjoy Thanksgiving and the beginning of the family-filled holiday season.

As we say goodbye to June, we have officially settled into a summer real estate market.

As is cyclical, outside of pandemic times, summer around the GTA tends to bring a bit of a vacation mode to real estate. With everyone off to cottages, camping trips, summer camps, and vacations, we usually see fewer listings and fewer buyers in the mix.

That said, there are always a few caveats.

More rural and cottage properties can see an uptick in activity this time of year, along with the spring stragglers — the would-be sellers who had every intention of listing in spring market but hit a few roadblocks along the way.

Summer isn’t a bad time to list by any means, as long as you’re considering all the variables and having honest conversations with your representative. Buyers, on the other hand, who are willing to brave the heat and keep one eye on MLS between weekends away, can benefit from a little less competition.

However you choose to spend the summer months, I hope it’s a safe and enjoyable one.

Just because it has a condo designation doesn’t mean it won’t sell. Price, presentation and marketing. Congratulations to the young family who will now call this home and to my clients retirement. Circle of life.

Like the weather, the GTA real estate market continues to fluctuate from month to month. 🌤️

The good news? The market is still healthy. People are buying, selling, and making moves every day.

Looking for a great deal? They’re out there.

Thinking of selling? Absolutely! Let’s have an honest conversation about where your property fits in today’s market and what demand actually looks like.

The caveat? A true professional tells you what you need to hear, not what you want to hear.

Time is precious, and the best use of it is setting realistic expectations from the start. That’s the key in today’s market: real real estate conversations driven by knowledge, experience, and integrity.

In a relationship business, that’s how you build a good one.

Enjoy the warm weather and all the events, activities, patios, cottages, golf, and memories that come with it! ☀️🏡

The months are flying by — helped along by no shortage of tense world events.

📊 Month over month, GTA real estate numbers continue to improve:
• New listings are up
• Sales are up
• Average prices are improving
A lot of that momentum is coming from the freehold market, which has had a healthy start to the spring season.
Even with all the economic volatility and uncertainty, people continue to buy and sell real estate. Condos, however, continue to be more of a cautionary tale — though there’s still optimism for a long-term rebound. As always, every property and neighbourhood should be treated as its own micro market.

🏦 With the Bank of Canada holding rates:
• Variable-rate holders won’t see immediate payment changes
• Fixed rates continue to follow the bond market
• Bond yields remain volatile due to geopolitical and economic uncertainty
This is a very important time to review your mortgage strategy or secure a rate hold:
⬆️ If rates rise, you’re protected
⬇️ If rates fall, you can still benefit
As always, consult trusted professionals for advice specific to your situation — or feel free to reach out anytime.
