📊 THE CORE MARKET UPDATE | SEPTEMBER 2026

The GTA housing market remained relatively quiet in September, as economic uncertainty, inflation and borrowing costs kept many buyers in a wait-and-see mindset.

🏡 5,040 homes sold, down 9% from September 2025
📋 16,500 new listings, down 14.4% year-over-year
💰 $1,006,409 average selling price, down 5.1% year-over-year

So, what does that mean?

For buyers: Lower prices compared with last year continue to create opportunities, and today's market may offer more room to negotiate on price and terms.

For sellers: Buyers are taking their time, making strategic pricing and strong presentation increasingly important.

There is still pent-up demand in the GTA, but confidence remains a major piece of the puzzle. Many would-be buyers are watching employment, inflation and borrowing costs before making their move.

As we move further into the fall market, we'll be watching to see whether improved affordability is enough to bring more buyers off the sidelines.
