As a Real Estate agent that focuses on Etobicoke and DT Toronto Condo’s, I often get asked.. What has been the best location to buy and live from an investment standpoint during the past 10 years?
In the Condo market, it’s clear that the best strategy was always to get in early but most importantly, know when to get out of the market and take the win. Location is important but timing of the market always trumps!
As an example, when looking at 2 Bed DT Condos over 10 years in Downtown Toronto, the median price ranged from $560,000 in Apr 2016 to $983,500 in Feb 2022. Optimum timing would have produced an increase of $423K in equity. If you sold today, you would realize an increase of $180K in equity. On average, the median price was +4.7% y/y. Notable trends include: May-16 to Aug-20 (52 mo y/y uptrend avg +12.0%); Apr-21 to May-22 (14 mo y/y uptrend avg +9.2%); Mar-25 to Mar-26 (13 mo y/y downtrend avg -8.8%).
During the same timeframe In Etobicoke, the median price ranged from $341,500 in Mar 2016 to $785,000 in Feb 2022. Optimum timing would have produced an increase of $433K in equity. (Better than DT Toronto) If you sold today, you would realize an increase of $298K in equity. (Also better than DT Toronto) On average, the median price was +5.9% y/y. Notable trends include: Jun-16 to Oct-20 (53 mo y/y uptrend avg +12.7%); Feb-21 to Aug-22 (19 mo y/y uptrend avg +12.5%); Jul-25 to Mar-26 (9 mo y/y downtrend avg -7.5%).
In this case Etobicoke wins! Lower starting entry costs and higher appreciation over time. There has also been less downside risk in the past year.
