JUST SOLD 🙌 This one took patience.

A beautiful home, a fantastic layout, and a great location—but also one of my most challenging listings. A lower floor and plenty of competing listings meant we had to keep listening to feedback and adjusting our pricing strategy.

Once we aligned on a price that reflected the market, showings picked up. As we moved into the fall market, that interest turned into real traction.

My clients deserve a lot of credit. Everyone wants the strongest possible price, but they stayed open to honest conversations about value and made thoughtful decisions along the way.

Getting there involved plenty of back and forth. I was fortunate to work with a great agent on the buyer’s side who kept communication open throughout the negotiations. That meant both buyer and seller stayed informed, could share their feedback, and had their voices heard at every step.

Some challenges were outside our control. How we responded, adjusted, and communicated was within it.

Grateful for my clients’ trust—and excited to see them move into their next chapter! 🏡

The August numbers tell a more interesting story than just “prices are down.”

GTA REALTORS® reported 5,057 home sales in August, down 2.1% from a year earlier. But new listings fell much faster — 14.1% year-over-year to 12,075.

The average selling price was $993,410, down 2.7%, while the MLS® Home Price Index benchmark was down 4.5% year-over-year.

The takeaway? Buyers still have opportunities, but shrinking new inventory means the best properties can behave very differently from the overall market.

For sellers, pricing and presentation remain critical — today's buyers have plenty of data and they're selective.

Don’t make a real estate decision based on one headline. Look at the numbers that matter for your property and neighbourhood.
