GTA HOME PRICES ARE DOWN — BUT HERE'S WHAT MOST HOMEOWNERS NEED TO UNDERSTAND.
The September 2026 housing market report is out, and the numbers reveal some important changes across Toronto and the GTA.
According to TRREB:
• Home sales: 5,040 — down 9.0%
• Average selling price: $1,006,409 — down 5.1%
• New listings: 16,500 — down 14.4%
• Active listings: 26,131 — down 9.3%
Here's what makes this interesting.
There are fewer homes available for sale than there were a year ago. Normally, less supply can create competition among buyers.
But prices are still declining.
Why?
Because buyers are being more selective. They're looking carefully at price, location, condition, mortgage affordability and the other properties available to them.
But that doesn't mean every neighbourhood is struggling.
In September, Toronto East recorded an average selling-price-to-listing-price ratio of 101%. For semi-detached homes, that figure reached 108%.
This shows that some well-positioned properties are still attracting competitive interest.
For homeowners: Your property's value depends on recent comparable sales, not simply the GTA average.
For buyers: Lower prices may offer opportunities, but not every listing is a bargain.
For investors: Lower purchase prices need to be considered alongside rental income and operating expenses.
My advice is simple: understand your neighbourhood before making your next real estate decision.
