I just sold 28 Canton Lane, adding to my earlier sales of 82 Covington and 29 Canton Lane, both with multiple offers.

Let’s be honest, 2026 has been a challenging market. With approximately 8 similar units for sale at the same time, and this being a two bedroom in a market where many buyers want three, we knew we had to be strategic.

We sold 28 Canton Lane in just 12 days for $23,000 more than a similar unit just a couple of doors down that sold only days apart.

So, what makes me different?

One of the biggest mistakes first time sellers make?

Thinking price is the only thing that sells a home.

When buyers are scrolling through homes, they often can’t tell whether you’re priced $50,000+ over or $50,000+ under where you should be.

What they can tell is:

Does this home catch my attention?
Does it feel like somewhere I could see myself living?
Does the presentation make me want to book a showing?
Buyers often buy with emotion first, then use logic to justify the decision.

That’s why getting your price right is important, but it’s only one piece of the strategy.

You need the right price + exposure + presentation + marketing to create enough interest that buyers actually want to see the home.

Because the goal isn’t simply to put a house on MLS.

The goal is to create demand for it.

Most people focus on what they’re paying an agent.

Very few stop to think about what hiring the wrong one could actually cost them.

In a shifting real estate market, every decision matters. Pricing, timing, marketing, presentation, and negotiation all work together to determine your final sale price. A small mistake at the beginning can snowball into tens of thousands of dollars by the time you close.

That’s why choosing a real estate agent shouldn’t come down to who charges the least. It should come down to who has the strategy, experience, and market knowledge to protect your equity and maximize your return.

🏡 The latest GTA housing numbers are in, and while the headlines tend to focus on whether the market is “up” or “down,” the reality is a little more nuanced.

In June, home sales increased 9.4% compared to the same time last year, while new listings declined 12.9%, suggesting that inventory is slowly beginning to tighten.

The average selling price came in at $1,058,658, which is still 3.9% lower than June 2025. However, the gap in year over year price declines has continued to narrow over the past few months, which suggests the market may be finding more stability than we saw earlier this year.

It’s also important to look beyond the year over year comparison. The average GTA home now sells for just over $85,000 more than it did in January.

Looking ahead, buyer activity is expected to continue to strengthen through the second half of the year, although that will ultimately depend on factors like consumer confidence, interest rates, affordability, and the broader economy. No one can predict exactly what the next six months will look like, but the market today is undeniably different from where last year ended and where this year started.

When my mom and I came to Canada, I was just a toddler. We didn’t know the language, and everything was unfamiliar. Looking back, it’s incredible to see how far we’ve come.

Now, I get to experience everything this beautiful country has to offer with my own children and with friends who have become family. Long weekends at the cottage, laughter around the table, and moments that remind me just how grateful I am to call Canada home.

This country gave us opportunity, belonging, and a place to build a life.

…in just 13 days. (Little late posting this one)
