Watch for quiet listings along the lakeshore that have crossed the 37-day mark. With the average price dipping to $993,410 and sales volume cooling, a home sitting past this mark gives you leverage. A detailed market analysis can show the gap between an old price and today's trend.

I find that a firm price paired with a flexible closing date often solves a seller's moving logistics. When we match your offer to their next chapter, the negotiation feels handled rather than chaotic. Curious how this strategy plays out in your pocket of the city? Send a DM.

Imagine actually drinking your coffee while it's still warm because the kids are busy in the yard.

This home in the Millcroft neighbourhood is all about that extra breathing room. The family room has massive windows and high ceilings that make the whole place feel bright and fresh. Plus, it sits on a huge pie-shaped lot, so the backyard is big enough for real privacy.

Living here means you're in a great school district and right near the golf course and parks. It’s the kind of spot where you can actually see your family staying for the next twenty years without feeling cramped.

Burlington real estate is moving fast, especially for lots this size.

Want to see the rest of the house at 2137 Millcroft Park Drive? Send me a message for the details or to book a walkthrough. ☕️

THE CANADA–U.S. TRADE WAR IS GETTING CLOSER TO HOME…

I’ve been following all the tariff madness through one particular lens: what does this actually mean for Ontario real estate?

Because tariffs make headlines. Jobs pay mortgages.

This week we got something worth paying attention to. Stellantis indicated it no longer sees a long-term business case for vehicle production at its Brampton Assembly Plant, affecting 2,000+ workers — before counting suppliers, transport, trades and local businesses.

Does this mean Ontario home prices fall off a cliff? No.
Does it mean I’m watching employment numbers closely? Absolutely.

Manufacturers are dealing with rising costs, giving us a cocktail of economic uncertainty + employment risk + inflationary pressure.

And that matters for mortgage rates. A slowing economy can push rates down; persistent inflation can keep them up. If your strategy is “I’ll wait because rates will definitely drop”… I wouldn’t put the kettle on just yet.

Sellers, this is also not the market for “Let’s stick another $75,000 on it and see.” Buyers can do maths. They’re watching monthly payments and comparing everything. Price right from Day 1.

I’m not sounding the alarm on Ontario real estate. But if sustained manufacturing layoffs spread across the province, that’s when this stops being a trade headline and becomes a bigger real estate story.

At the current speed of trade relations, this info may have a shelf life equivalent to an avocado. If you want to chat about what this means for you, your mortgage, or your next move, message me directly.

The Wright Move is understanding what the headlines actually mean for your move.

Behind every smooth transaction is a lot of quiet problem-solving, late nights, and emotional investment.

Driving a Tesla means gas isn't on my list of worries—but navigating battery range between back-to-back GTA showings while running on tea? That, along with everything else on this list, is 1000% real life in real estate.

When you work with an advisor who genuinely cares, your goals become their top priority from day one.

WINTER IS COMING. Apparently the geese got the memo. 🇨🇦
Driving home from the park today and looked up to see a flock of Canadian geese flying south.
SOUTH!!!!!!!!
It’s September 13th.
Excuse me, lads. Where exactly do you think you’re going? 😂
They weren’t casually flying around either. Purposeful. Bags metaphorically packed. Not a backward glance.
Meanwhile, I’m standing there thinking:

WHAT DO THEY KNOW THAT WE DON’T?

Suddenly that Game of Thrones picture of Harrington and me feels less like a bit of fun and more like a documentary.
The geese have spoken.
Harrington, fetch the fur cloak.
I’ll get the sword.Winter is coming.
And this is Canada, so presumably sometime around Tuesday. 😂

Every move starts with a conversation. Sometimes it’s figuring out whether to rent or buy, other times it’s finding a home with space for the whole family (dogs included).

Real estate isn’t just about the transaction—it’s about getting the match right and making the process feel handled, not chaotic.

Grateful for incredible clients who trust The Wright Move Team to guide them home. ⭐⭐⭐⭐⭐

Something rather interesting is happening in Ontario real estate… and it’s NOT simply “the market is up” or “the market is down.”

The latest numbers are telling a much more interesting story.

Canada’s economy grew 3.3% annualized in Q2, stronger than expected. That makes an immediate Bank of Canada rate cut harder to justify.

So, if your entire strategy is: “I’ll wait until rates drop…” You may want a Plan B.

Meanwhile, the GTA new-home market has developed a split personality:
• Low-rise new-home sales: 50% ABOVE their 10-year July average.
• New condo sales: About 80% BELOW their 10-year July average.

That is an extraordinary difference.

Government incentives—including HST relief and major development charge reductions in municipalities like Hamilton, Vaughan, and Bradford West Gwillimbury—are changing the economics of building and buying.

Here is where strategy matters for fall:

BUYERS: Don’t wait indefinitely for lower prices, lower rates AND more choice. Run the numbers on property and financing available today.

SELLERS: Improving activity is encouraging, but accurate pricing gets homes sold. Price for today's market—not 2022.

CONDO BUYERS/SELLERS: Pay close attention. Condo and low-rise markets are behaving so differently that talking about "the GTA market" as a whole is almost meaningless.

Real estate isn’t one market—it’s a collection of markets moving in different directions.

If you’re wondering what these changes mean for your neighbourhood, looking at actual local numbers is far more useful than reading dramatic headlines.

Walk your potential block at three different times—early morning, mid-afternoon, and late evening—before you commit to a purchase. In Burlington, new listings dropped by 23% last month, meaning the right home is harder to find, but checking the micro-location ensures your daily routine actually fits the street. You want to see the school-run congestion and how the streetlights feel at night.

I look at home buying as a match problem, where the neighbourhood rhythm matters as much as the house itself. With an average of 49 days on market right now, you have the time to be thorough and avoid surprises later. Curious how this strategy plays out in your favourite pocket of the city? Send a DM.

It’s true. You don’t have to buy a house every time we hang out to support my business (though my dogs wouldn't mind the extra yard space if you did! 🐕).

Real estate is built entirely on relationships. When you share a post, recommend me in a local group, or pass my name along to a colleague, it means the world. It costs exactly $0 to support your local agent, and honestly? It’s the best compliment I could ever receive. ☕️

To everyone who has ever sent a referral or liked a post—thank you. You keep this business moving forward!
