I'd love to know how many of these pre-approved multiplexes have been built since the plans were released. They don't mention a single one, which concerns me greatly.

Fewer new buildings overall. Plus, less investor-owned new condos to rent out. Thus, less supply for renters. The drop in demand and a newish glut of new buildings coming online, that has slowed, so we're back to falling vacancy rates and rising rents.

I am not sure history and expectations play quite the role the author claims. It is more likely just lazy zoning and NIMBYism that protected the yellow belt. Took decades to turn the ship, but now it is too late to make the changes we needed.

Well, duh. If other cities in other countries are doing things right, copy them. From Austria rent control through to Norwegian sovereign wealth funds, from the federal level down to the municipal. Steal good ideas, wherever you find them.

Had we started on these in the 90s, rather than let affordable housing simply die, we might not be in the pickle we're in today. Have to try anything and everything at this point, even if we've gone too far, prices are simply too high.

FFS... really? How about searching for candidate names and reading up on their platforms? Maybe attend a town hall or debate? Heck, you could phone or email them and ask questions. But no, take the lazy route, ask a frickin' prediction engine who you should vote for. We are truly doomed as a society, aren't we?

BradBrad will tank the city's finances, he will most definitely not help with housing or affordability, no matter what he says. And he should know better, he's a planner. But he flip-flopped into populism in his attempt to climb the municipal ladder.
