Toronto Starts Fall Short of Target | I’m not just your neighbor, I’m your REALTOR®! 🏡
Nobody knows the neighborhoods like your neighbor does.
Toronto’s housing starts have slipped by 10% compared to last year—a notable moderation in construction activity across our city’s urban core. As someone who closely follows market cycles and project pipelines, I’m often asked what these numbers really mean for buyers and investors. Currently, 37 building permits are in play, representing 6,600 new condominium units that haven’t yet seen a shovel in the ground. While this might spark concern, it’s important to remember that pre-sales for several of these projects likely happened well before today’s slowdown in sales. In real estate, the numbers we see now sometimes reflect decisions made months—or even years—earlier, due to the lengthy planning, pre-sale, and permitting phases that precede construction. So, while the current housing start figures may appear subdued, they don’t always tell the full story. Many of these permitted condos could still break ground as projects move forward. Drawing from my experience, I always encourage clients to look beyond the headlines and understand the layers behind the data, because timing and context matter in every real estate decision.
