Bank of Canada update — October 28, 2026 📈

The Bank of Canada raised its key rate by 0.25% yesterday, from 2.25% to 2.50%. It's the first hike since July 2023, and the Bank says more could follow — but it will proceed carefully.

For buyers: borrowing costs are moving up, not down. If your pre-approval was based on lower rates, get it checked now, before December 9. The good news is prices are still down from last year — the GTA September average was ,006,409, down 5.1% year over year (TRREB). That still gives you room to negotiate, if your financing is ready.

For sellers: September sales were down 9% year over year, and new listings fell even faster, down 14.4%. That means fewer new competitors — but buyers are more rate-sensitive now, so pricing right matters more than ever. A well-priced home still stands out.

The GTA average price is now $1,006,409, down 5.1% from last year (TRREB, September). Buyers have real negotiating power today — but new listings fell 14.4%, faster than sales, so inventory is tightening and this window won't stay open long.
