“I would recommend Tori and KJ to family & friends in a heartbeat. They paid attention to my needs and were caring, thoughtful and understanding throughout the whole process. They understood what I needed and were able to work around my family’s schedule while working to get my house on the market easily & efficiently so that I could have a successful sale – which I did. I would rate my experience with them as 5 stars, no question.”

We're sometimes asked which part of our job we enjoy more: helping someone buy a home or helping someone sell one.

The truth is, they couldn't be more different. When we're helping someone sell, we're often walking alongside them through a big life transition. Sometimes it's exciting. Sometimes it's bittersweet. A home holds so many memories, and we never take for granted the trust our clients place in us during that process.

Buying a home carries a different kind of emotion. It's hopeful. It's imagining where the Christmas tree might go, how the morning light fills the kitchen, or picturing yourself introducing the neighbours for the first time.

One chapter is about honouring everything a home has meant.
The other is about imagining everything it could become.

Both are deeply personal, and both remind us that this work has always been about people, not just properties.

It's one of the many reasons we love what we do.

One of the biggest mistakes we see buyers make is getting caught up in the things they can change and overlooking the things they can't.

Take this bathroom, for example.

If it's just the paint colour that isn't your style, that's an easy fix. A fresh coat of paint can completely change the feel of a space in a weekend.

But if the bathroom needs a full renovation because of an outdated layout, 1960's tile, aging plumbing, or worn fixtures, that's a very different conversation. Renovations take time, money, and patience.

When you're walking through a home, we always encourage our clients to ask themselves one question: "Am I reacting to the style, or the condition?" Those are two very different things.

Sometimes the house that doesn't photograph well turns out to be the smartest purchase.

Have you ever walked into a home and changed your mind once you looked past the finishes?

While you're out there watering the flowers this week, take an extra 30 seconds to look at your foundation.

Summer is actually one of the best times to spot potential issues since the ground is dry, and you're probably already spending more time outside.

What you're watching for are cracks that are wider, or allowing water to find its way inside. While most hairline cracks are completely normal (those are common as homes naturally settle over time), if you notice a crack that's growing, stair-stepping through brick, or allowing water into your home, don't ignore it. A qualified foundation specialist or structural engineer can tell you whether it's simply part of the home's natural settling or something that should be repaired.

One of the best parts of our job is building a network of trusted professionals. If you're ever unsure who to call, we're always happy to point you in the right direction.

Cheers,
KJ

When Toronto turns up the heat, we have a few favourite ways to cool down. Some involve getting out and exploring the city, and some kick it back to old-school summer traditions.

Here's what's on our list this August:

is still one of our favourite spots for a cone after dinner. (choosing a flavour is the hardest part)

offers a completely different way to experience the city. It's peaceful, fun, and the skyline never gets old.

An iced coffee from -- A Riverside favourite that's perfect before a morning walk or bike ride. (actually, any time)

at the Withrow Farmers' Market -- yummy popsicles in so many flavours and worth the stop if you're wandering the market on a Saturday. (also see their website for stores)

A backyard sprinkler... because sometimes the best way to cool off doesn't cost a thing! Whether it's the kids (or you) running through it or simply watering the lawn after a long day, it feels like summer in the best way.

There are so many ways to enjoy this city, whether you're trying something new or revisiting an old favourite. We hope you're making the most of these valuable last few weeks of summer.

What's your favourite way to beat the heat in Toronto? We're always looking for new local recommendations.

Living in Toronto, it's easy to get caught up in taking the quickest route
or the fastest way across the city.

But every now and then, I remind myself to slow down. I love the walk through Riverdale Park to watch the sun set over the skyline... There are always a lot of people relaxing on blankets absorbing the sunshine and summer vibes.

As Realtors, we spend a lot of time talking about homes, but the truth is, a home is so much more than four walls. It's the walk you take after dinner. The park where you meet friends. The skyline that still makes you stop, even after seeing it a hundred times.

Sometimes the long way home isn't really about getting home at all.

It's about remembering why you love where you live.

Whether you are buying or selling, every move begins with a vision of what comes next.

A quieter street.
A shorter commute.
A backyard for the kids.
A kitchen where everyone naturally gathers.
A home that's easier to care for.

Those aren't just features on a checklist. They're the life you're hoping to create.

We’ve learned that the happiest moves are about finding a place that fits the life you want to live today and the one you're growing into tomorrow.

That's the part of this job we love...helping people turn those hopes into a place they can call home.

While you're waiting for the burgers, take a quick walk around the side of the house and check your outdoor tap.

If it's dripping, it might not seem like a big deal, but a slow leak can waste hundreds of litres of water over the course of the summer. It might just be that the washer needs replacing or that the faucet could use a little attention before it turns into a bigger repair.

It's one of those five-minute jobs that's easy to put off because nothing feels urgent. But those are often the jobs that save you the most money in the long run.

I've always believed that taking care of a home isn't about tackling huge projects every weekend. It's about noticing the little things while you're already outside enjoying it.

Is there a small home maintenance tip you swear by? I'd love to hear it.
