Just weighing in now on September’s market stats…here’s a quick look at what happened in Central Toronto.

Prices remain below last year’s levels, with detached homes down 10%, condos down 4% and semi-detached homes holding relatively steady at just 1% below last year.

What does it mean? Good news for buyers, with more negotiating room. For sellers, not quite as good. In today’s market, pricing is everything!

The August numbers show a pretty steady market overall, but there’s definitely a difference depending on what you’re buying or selling. Detached and semi/row homes are holding their value, while condos continue to be a little softer and are taking longer to sell.

All taken in 2026, in different places and on different days.

Maybe it’s because I spend so much of my time looking at homes, but I’ve come to appreciate how much the little things matter. The afternoon light through a window. A favourite view. A beautiful backyard oasis. The things you can’t really put on a feature sheet, but somehow make a place feel like home.

Apparently, that also means I’ve spent a good part of 2026 taking pictures of the sky. 😊

JULY MARKET UPDATE

July continues to show a market where buyers have choice and value matters.

Detached prices were down 4% year-over-year. Semis/rows were down 6%, but were the fastest-moving segment at just 20 days on market. Condos remained relatively stable, down only 1%, although taking longer to sell.

….Buyers are out there…but they’re selective. Pricing and presentation matter more than ever, while buyers continue to benefit from more options and the power to negotiate.

While visiting friends at their family’s cottage on Lake Kahshe, these old tools caught my eye. They’re a reminder that cottages aren’t just places—they’re collections of memories, traditions, and decades of hard work by the families who care for them.

These tools may be retired, but the stories they represent are timeless

Potential….it’s one of the most valuable things a Realtor can help a buyer see.

When you’ve toured thousands of homes, you start to look past dated finishes and focus on what could be.

One of the things I’m loving about AI is that it helps turn conversations into visuals.

Instead of saying, “Imagine black windows, updated lighting, a modern driveway and a fresh exterior,” I can actually show buyers and sellers what those changes might look like.

These before and after images are of my current listing at 56 Grangemill Crescent. The “after” isn’t a renovation plan…it’s simply one vision of how thoughtful cosmetic updates could completely transform the home’s curb appeal.

For buyers, it’s a chance to see beyond what’s there today.

For sellers, it’s a reminder that sometimes a little vision goes a long way.
