Important landlord–tenant changes took effect in Ontario on September 21, 2026.

In this carousel, I’ve summarized some of the key updates rental property owners should know — including non-payment of rent, repeated late payments, rent-arrears hearings, and landlord personal-use rules.

A notice itself is not an eviction order, and the proper Landlord and Tenant Board process still applies.

Save this post if you own a rental property in Ontario.

This is a general overview and not legal advice.

Pre-construction buyers in Ontario may soon see more transparency around development charges.

TRREB is proposing clearer disclosure directly in the Agreement of Purchase and Sale, so buyers can better understand the full cost before signing.

Ontario is also introducing new documentation requirements starting January 1, 2027.

The main point is simple: the purchase price is not always the full picture.

I think some important changes are being considered in the pre-construction buying process.

On September 18, TRREB raised the issue of greater transparency around development charges when purchasing new housing.

TRREB is proposing that development charges be clearly disclosed directly in the Agreement of Purchase and Sale, rather than being buried in schedules and additional documents.

Anyone who has gone through the purchase of a new condo or home knows that the price you see advertised is often far from the final amount.

At closing, there can be additional adjustments, fees and other charges, and sometimes buyers do not fully understand the final cost until much later in the process.

Ontario is already introducing new documentation requirements for buyers of new homes starting January 1, 2027. More specific disclosure of development charges is still under discussion.

The idea behind these changes is simple:

buyers should understand the full cost of the purchase — not just the purchase price.

Before signing, it is important to know:

✔ what additional costs may be due at closing
✔ which charges are capped and which are not
✔ what is included in the adjustments
✔ how much money will actually be required at closing

In my view, the more transparent these costs are from the beginning, the more confidently buyers can make their decision.

Important landlord–tenant changes are coming to Ontario on September 21, 2026.

Here are some of the key updates rental property owners should know:

✔ **Non-payment of rent**
The minimum notice period for non-payment will be reduced from **14 days to 7 days**.

✔ **Persistent late payments**
If rent is more than 7 days late at least **3 times within 6 months**, this can be considered persistent late payment. Other repeated late-payment patterns may also be considered.

✔ **Additional tenant claims at a rent-arrears hearing**
If a tenant wants additional issues considered during a non-payment case, new requirements will apply. In certain cases, the tenant must pay **50% of the claimed rent arrears** in advance.

✔ **Landlord’s own use**
If a landlord genuinely plans to occupy the rental property and gives at least **120 days’ notice**, there are circumstances where the usual one-month compensation may no longer be required.

Important: a notice itself is **not an eviction order**. If the tenant does not leave voluntarily, the landlord must still follow the proper Landlord and Tenant Board process.

This is a brief overview of some of the changes, not legal advice.
