Rock beats scissors every time. 😅

Some real estate decisions really are that clear cut.

Getting pre-approved before you start looking. Talking to your realtor instead of a well meaning relative. Bringing in a professional stager instead of rearranging the living room yourself at 11pm. 🏡

None of these are complicated. They just get skipped, usually because people are not sure where to start.

Spend on what you cannot change later. 🔑

When buyers stretch their budget, they often stretch for the wrong things. New countertops. Fresh paint. A renovated bathroom. All lovely, and all things you can do in your own time.

What you cannot do is move the house to a better street. You cannot add windows where there are none, raise a ceiling, or fix an awkward kitchen layout without serious money. 🏡

So when two homes sit close in price, I point clients toward the one with better bones. The finishes will come.

🎙️ Rashida’s Corner | October 2026

September had a name: deciding not to decide. 🔑

Elections, borrowing rates, tariffs. Plenty to feel uncertain about, so most people sat still. And yet 5,040 buyers moved anyway, because they found opportunity while everyone else waited. 🏡

All that waiting is building pressure. Listings are down to 16,500, off 14.4% from last year, and builders have pulled back for the third year running. When confidence returns, there will not be enough homes to go around.

I think this is a great window to upgrade or buy an investment property. ✨

🏡 These are my favourite messages to receive.

Every one of these means someone trusted me enough to put my name in front of a person they care about. Their sister. Their neighbour. Their closest friend. People don't do that lightly, and I've never taken a single one for granted. 💛

Seventeen years in, and my business still runs almost entirely on word of mouth. Not advertising. People. That's something I'm genuinely proud of, and it belongs to all of you as much as it does to me.

🏡 "You just sell houses?"

I get asked this more than you'd think. And I understand why — from the outside, it looks like listings and lockboxes and paperwork.

Here's what it actually looks like.

It's a couple finishing school and finally, finally ready to buy their first place. It's someone calling to say they got the dream job and now they need to move for it. It's a family expecting their first child and suddenly doing the maths on bedrooms. It's someone coming home after years away to be closer to ageing parents.

And sometimes it's the hardest version. Someone whose parents have just passed, standing in the house they grew up in, needing help to let it go.

Nobody moves for no reason. There is always something underneath it — a beginning, an ending, or a change nobody asked for. People tell me things in this job that they haven't told their own families yet.

So no. It's never just about selling the house. It never has been.
