I was at the Toronto half marathon, cheering on my daughter as she ran her first 21.1 km — and crossed the finish line in 2:24. 🏁

Buyers — quick rate update 👇

Two things happened this month:

1️⃣ Fixed mortgage rates climbed on their own — the lowest 5-year fixed went from about 4.04% to 4.34% in 30 days. The banks didn't wait for the Bank of Canada.

2️⃣ The October 28 hike everyone was watching? Odds dropped to about 1-in-4 after a rough jobs report. But markets now see an 89% chance of a hike by December.

Translation: waiting on the Bank of Canada won't bring fixed rates back down.

October GTA market update 📊

Fresh TRREB numbers for September, released today:

🏠 5,040 homes sold — down 9% from last year
💰 Average price $1,006,409 — down 5.1%
📦 26,131 homes for sale — down 9.3% (sellers pulled back too)
📉 Benchmark home price $917,600 — down 4.7%

Translation: both sides are waiting it out — buyers want confidence on jobs and borrowing costs before committing, and sellers are holding listings back. TRREB says there's real pent-up demand sitting on the sidelines.

And with the Bank of Canada deciding October 28 — a hike is back on the table — now's the time to make sure your numbers still work if rates move.
