1️⃣ Well water: the free public health test checks bacteria only (E. coli and coliforms). Chemicals need a private lab.
2️⃣ Septic: get it inspected, and ask for its age, permits and pump-out records.
3️⃣ Conservation authority: building or grading in a regulated area can need a permit, so check the map first.

Three clauses to read before you sign with a builder. 📄
1️⃣ Early termination conditions: each must be listed in the Tarion Addendum with a deadline. You get 3 business days to review them (10 if viability conditions apply).
2️⃣ Assignment clause: can you sell before closing, and at what cost?
3️⃣ Closing adjustments: is there a cap on levies and charges?

Your precon deposit has rules. Here's what's protected. 🔒
🏡 Freehold, $600K or less: Tarion protects up to $60,000.
🏡 Freehold over $600K: 10% of the price, up to $100,000.
🏢 Condos: deposits must be held in trust, and Tarion covers up to $20,000 if a refund isn't paid.
Protection applies only in specific situations, so ask your lawyer where your deposit is held.
