September Market Review
Buyers stayed on the sidelines in September, but the market is shifting in their favour. Here's what the latest TRREB Market Watch shows:
🗝️ Benchmark prices continue to soften. The MLS® Home Price Index Composite benchmark, which tracks the price of a typical home, was down 4.7% year-over-year to $917,600. On a seasonally adjusted basis, both the benchmark and the average price edged lower from August.
🗝️ Buyers have more choice and more negotiating room. Active listings ended the month at 26,131, down 9.3% from last year, with roughly 4.6 months of inventory across the GTA. Homes sold for an average of 98% of list price.
🗝️ Demand is waiting, not gone. TRREB notes significant pent-up demand, with many households planning to buy once they feel confident about jobs, inflation and borrowing costs. With the municipal election approaching, housing affordability and the costs of buying a home remain key issues to watch.
