Bank of Canada raises its rate to 2.50%
The Bank of Canada raised its policy rate a quarter point this morning, from 2.25% to 2.50%, its first increase since 2023. The Bank says it wants to stop high energy prices from spreading into broader inflation. Variable rates and lines of credit tied to prime will move up, fixed rates follow bond yields, buyers lose a little budget and sellers need sharp pricing.
What it means in dollars
25 years: $2,517 a month at 4.30%, $2,581 at 4.55%. $64 more a month, about $770 a year.
30 years: $2,286 a month at 4.30%, $2,353 at 4.55%. $67 more a month, about $810 a year.
Same home, same rate: 30 years costs $228 a month less than 25 years, but about $73,000 more in interest over the full term of the loan (if the rate never changed, which it will).
Example only: $580,000 home, 20% down ($116,000), $464,000 mortgage, rate going from 4.30% to 4.55%. Real rates vary by lender and client.

The Bank of Canada today increased its target for the overnight rate by 25 basis points to 2.5%, with the Bank Rate at 2.75% and the deposit rate at 2.45%.
