Equity is your home’s value minus what you owe against it.

A $900,000 home with a $550,000 mortgage has $350,000 in equity, before selling costs or any other debt secured against the property.

That’s different from the amount you’d have available after a sale. When you’re planning your next move, that distinction matters.

Your first home doesn’t need to be perfect. Your understanding of what you’re buying needs to be a lot clearer. 🔑

A few things I’d want you to know before falling in love with the kitchen:

• Choose a monthly payment you’re comfortable with, not just the maximum you can borrow.
• Leave room for closing costs, moving and the surprise trip to the hardware store.
• Walk the neighbourhood at different times. You’re buying the location too.
• Understand the paperwork and conditions before making an offer.

And please ask the question you think is silly. I’d much rather explain something twice than have you feel unsure.

You don’t need to turn the porch into a pumpkin obstacle course to make it welcoming.

Sweep the steps, check the light by the door and leave enough room for visitors to get in comfortably. If you’re selling, those little details are worth doing before the photos and showings.

Is fall a good time to buy? It can be, but I’d rather talk about your budget, your timing and the homes that actually suit you than tell you a season is magic.

A house sitting on the market isn’t automatically a bargain. A packed open house doesn’t tell you what it’s worth, either.

Let’s look at recent sales, your monthly costs and what you’d be getting for your money. Then you can decide whether a move makes sense.
