Pina Marella REALTOR®

I was born and raised in Montreal but moved to Toronto, Ontario, after getting married 23 years ago. Since then, I have established a strong connection and involvement within the community and I am proud to call Toronto my home. In my free time, I love to travel and spend time with my family and friends. I have always had a passion for Real Estate and licensed for a long time but was never able to pursue the career because of the demands of being a mother. During my absence in real estate, I earned LLQP License (Life Insurance License). I ran a brokerage of 20 agents with my husband and was a liaison between National Bank HQ and brokerage. When the opportunity became available, I just seized it! Now I am back in the real estate and serving clients in the Toronto area. Licensed for the past 19 years and an active partner of a top agent group, which is ranked in the Top 1% in Toronto and Top 5% in Canada. I can help you maximize the price of your home, ensure you have a smooth transition during your upsizing & downsizing process, keep you informed, and much more. With my vast network, I can refer you to a great team of professional lawyers, mortgage brokers, and deposit lenders. I pride myself on providing you with real estate advice you can always relate to. My core business objective is building lasting relationships. I am always there to help you find the right place for you, whether it’s your first home or your 10th.

If selling next spring is even a possibility, spend ten minutes taking photos of your property this week.

Capture the yard while the trees still have colour, the patio before everything is stored away, and any outdoor feature that will be difficult for buyers to picture during another season.

These do not replace professional listing photos. They give buyers a better sense of what comes with the home throughout the year.

Save the original photos somewhere you can find them later.

Thinking about selling in the spring? Send me a message, and we can talk about what’s worth doing now and what can wait.

🏙️ Everyone’s talking about Toronto condo prices. Almost nobody’s talking about this.

While condo resale prices are down, something interesting is happening in Toronto’s downtown rental market.

Recent market analysis shows fewer condos being listed for rent compared to last year, while rental activity is becoming stronger relative to the number of new listings.

But here’s the interesting part.

That doesn’t mean rents are rising.

In fact, average Toronto rents are still below last year’s levels.

So we’re seeing two different stories unfold: a resale market where buyers have more negotiating room, and a downtown rental market where available supply appears to be tightening.

And that’s why looking at condo prices alone doesn’t tell you the whole story.

Whether you’re buying, selling or thinking about renting out your condo, understanding both markets can help you make a more informed decision.

Are you surprised that the condo resale and rental markets are moving differently?

Buying next year? Start before you fall in love with a listing. 🏡

Three things to tackle now:

📁 Gather your documents.
Ask your lender what they need, including proof of income, savings and debts.

💬 Talk through your budget.
What you qualify for and what feels comfortable each month can be different numbers. Leave room for closing costs and ongoing expenses.

🔎 Check your credit report.
Look for errors now so you have time to address them.

For example, if you’re self-employed, ask early which income records your lender will need.

A mortgage preapproval helps you plan. It isn’t a guarantee of final approval.

Save this for your 2027 home-buying plans.

Love the home? Visit the neighbourhood after dark, too. 🌙

That quiet street at noon might feel different when everyone’s home.

Before making an offer, go back one evening and check:

• Street lighting
• Traffic and noise
• Parking signs and available spaces
• The walk from transit or parking to the front door

For example, if you work evenings, try visiting around the time you’d normally get home.

Stay on public routes and respect residents’ privacy. Arrange any return visit inside the home through your agent.

Save this for your next house hunt.

🏡 We’re so focused on building new homes. But what about the ones we already have?

Canada needs more housing. We hear that almost every day.

But a recent CMHC article raises an important point: building more homes is only part of the solution. We also need to take care of the homes we already have.

According to 2021 Census data highlighted by CMHC, nearly one million homes across Canada needed major repairs.

That’s a lot of existing housing that needs attention.

Here’s why I think this matters.

When we talk about Canada’s housing shortage, the conversation usually focuses on new construction.

But what happens when existing homes fall into disrepair?

For homeowners, putting off necessary maintenance can turn smaller issues into expensive problems.

For buyers, it reinforces why looking beyond fresh paint and beautiful finishes is so important.

And for our communities, keeping existing homes in good condition is another way to protect the housing supply we already have.

We absolutely need to build more homes. But shouldn’t we also be doing more to preserve the ones we’ve got?

💬 I’m curious what you think. Are we putting too much attention on building new homes and not enough on maintaining existing ones?

Unpopular opinion. Pricing high to leave room to negotiate can leave you with less room to negotiate.

I know why it feels right. You want a cushion. You do not want to leave money on the table. Somebody told you that you can always come down. But starting higher is not always the safer choice.

The first two weeks are an important window. Your listing is fresh, and buyers already looking in Toronto have something new to consider.

If the asking price feels too high compared with similar homes, buyers may move on. Some may return after a price reduction. Others may have already found another home.

You can change the price later, but you cannot count on getting the same buyers’ attention again.

A home priced competitively can attract interest and, in some cases, competing offers. A home priced too high may sit longer and face pressure to reduce its price.

Leaving room to negotiate only helps if buyers see enough value to start the conversation.

Disagree with me. Would you start higher to leave room, or price closer to what similar homes are selling for?

💰 Canadians feel better about their finances, but they’re still holding back on spending.

The Bank of Canada’s latest consumer survey found that:

✅ Financial confidence improved.

⚠️ Spending plans weakened.

About half of respondents also expect a recession within the next 12 months.

What does this mean if you’re thinking about buying a home?

You may find a home that fits your budget and still feel uneasy about taking on such a big commitment.

Before buying, ask yourself:

🏡 Can I comfortably manage the monthly payments?

💰 Will I still have savings after closing?

💼 How secure is my income?

Buying a home isn’t just about what you qualify for. It’s about what you feel comfortable taking on.

👇 What’s making you hesitate right now: prices, mortgage payments or job security?

Wow… where do I begin? ❤️

I feel incredibly blessed and truly overwhelmed by all the birthday love. The phone calls, text messages, social media posts, and heartfelt wishes from near and far have meant more to me than you know.

This birthday was extra special. I celebrated with my husband, my children, and their wonderful partners. Sharing great food, birthday cake, lots of laughs, and meaningful conversations made my heart so full.

The celebrations started with a lovely evening with my dear friends Michelle and Sherry, continued today with my in laws, and will keep going this week with colleagues and business partners. I feel so fortunate to be surrounded by such amazing people.

To everyone who took the time to reach out, thank you from the bottom of my heart. Every message, every call, and every kind word made my birthday even more memorable.

I’ve been doing my best to thank everyone personally. If I haven’t replied to you yet, please know I will. I’m still making my way through all the messages and posts, and I truly appreciate every single one.

Thank you, thank you, thank you for making me feel so loved. I am beyond grateful.
